How to Close a Tenancy, Clear DEWA and Get Your Deposit Back
Registering a tenancy is the part everybody remembers. Closing it is the part that costs people their deposit. Cancellation is free through the Dubai REST app, it does not happen automatically when the contract expires, and the order you do things in decides how quickly your money comes back. Here is the official process, the documents the Dubai Land Department actually asks for, and what the tenancy law does — and does not — say about your deposit.
What Cancelling an Ejari Actually Does
Ejari is the Dubai Land Department’s register of tenancy contracts. Registering a lease puts it on that register; cancelling removes it once the lease has ended or the property has been vacated. The single most important thing to understand is that a registration does not lapse on its own. The contract expires; the entry on the register does not. Only one live tenancy registration is meant to exist against a property at any time, so a registration left open is the ordinary reason a landlord finds they cannot register the next tenant, and the ordinary reason a departing tenant gets a phone call about a property they left months ago.
The Dubai Land Department offers three routes: the Dubai REST app, the department’s own Ejari system on its website, and the Real Estate Services Trustee Centres. Online is free. A trustee centre charges a service partner fee of AED 40 plus VAT and is given a processing time of 25 minutes. The department also notes that the trustee route is not available where the property is managed by a real estate company, and that companies using the system directly must be licensed for property management activity.
Either way there is a precondition: the contract must have expired, or the property must have been vacated. Cancellation is the record catching up with reality, not a way of ending a live tenancy early. Documents and Fees by Route
The Dubai Land Department publishes the requirements for the trustee route in detail and a lighter list for the app. In practice the two extra items at the bottom — the settled final utility bill and the owner’s letter — are what hold most cancellations up, so treat them as part of the list whichever route you take.

What the Law Actually Says About Your Money
Deposit arguments are the reason most tenancies end badly, and they turn on three provisions of Dubai’s tenancy law. Two of them are more limited than tenants expect, and one is more limited than landlords expect.
Refundable, But Undated
The landlord may take a deposit to ensure maintenance of the property and undertakes to refund it, or the remainder of it, upon expiry of the lease. The article ties the refund to the end of the tenancy but sets no number of days. A widely repeated fourteen-day deadline does not appear in it.
Ordinary Wear and Tear
The tenant returns the property in the condition it was received, excepting ordinary wear and tear or damage beyond the tenant’s control. That exception is where deposit disputes are won and lost: ageing and normal occupation are not chargeable, specific damage is.
Government Fees Follow You
The tenant is responsible for fees and taxes due to government entities for use of the property. This is the legal reason an unsettled utility account gets netted off a deposit, and the reason closing DEWA properly is not merely administrative housekeeping.
