How to Renew, Retrieve and Print Your Certificate
Registering an Ejari for the first time is the part every Dubai tenant hears about. Renewing it each year, and getting a copy of the certificate when a bank, a school or DEWA asks for one, is the part nobody explains. Here are the official fees, the three ways to download your certificate, and what to do when you cannot find your Ejari number.
What an Ejari Renewal Actually Is
Ejari is the Dubai Land Department system that records tenancy contracts in the emirate. A registration is tied to a contract period rather than to a property or a person, which is the single fact that explains everything else about renewal. When your lease rolls into a new term, the old registration does not stretch to cover it. You are registering a new contract period, and the system treats that as a fresh submission.
That is why the price does not change. The Dubai Land Department lists registration and renewal as one service — Register/Renew Tenancy Contract — and charges the same fee either way. There is no loyalty discount for a tenant who has been in the same apartment for six years, and no reduced rate for a contract that has simply been rolled forward on identical terms.
The output of a successful submission is an e-Contract Registration Certificate, issued by email. That certificate, not the tenancy contract itself, is the document institutions ask to see. It is what DEWA wants before it will open an account, and it is requested routinely in visa processing, school admission and bank onboarding. Keeping a current copy within reach matters more than most tenants realise until the moment they need one.
Renewal is also the point at which a rent increase, if there is one, has to be reflected. The figure that goes into the renewed contract is the figure the system records. Where the AED 177.75 Goes
Three of the four components are fixed government charges. Only the service partner fee changes with the channel you choose, and it is the entire reason the two prices differ.

Which Renewal Route Fits You
All three channels produce the same registration and the same certificate. What separates them is what you have to hand and whether anything about the contract is likely to need a human.
Dubai REST App
The default for a clean renewal. Log in with UAE PASS, upload a copy of the Unified Tenancy Contract, pay, and wait for system review. The same app is where you later download the certificate, which makes it the tidiest end-to-end option.
DLD Website
Identical price and identical process, run from a desktop rather than a phone. It is also the route that issues certificate downloads to anyone holding the Ejari contract number and a DEWA premise or municipality number.
Trustee Centre
Worth the extra when something is irregular — a Power of Attorney, a company landlord, owner data that needs correcting, or a contract a counter agent should look at. DLD states 25 minutes of service time, excluding waiting time.
