Registering a tenancy is the part everybody remembers. Closing it is the part that costs people their deposit. Cancellation is free through the Dubai REST app, it does not happen automatically when the contract expires, and the order you do things in decides how quickly your money comes back. Here is the official process, the documents the Dubai Land Department actually asks for, and what the tenancy law does — and does not — say about your deposit.

What Cancelling an Ejari Actually Does

Ejari is the Dubai Land Department’s register of tenancy contracts. Registering a lease puts it on that register; cancelling removes it once the lease has ended or the property has been vacated. Our Ejari registration guide covers the opening half of that cycle — what it costs to register and which documents are accepted. This guide covers the closing half, which is where more money is usually at stake.

The single most important thing to understand is that a registration does not lapse on its own. The contract expires; the entry on the register does not. Only one live tenancy registration is meant to exist against a property at any time, so a registration left open is the ordinary reason a landlord finds they cannot register the next tenant, and the ordinary reason a departing tenant gets a phone call about a property they left months ago.

The Dubai Land Department offers three routes: the Dubai REST app, the department’s own Ejari system on its website, and the Real Estate Services Trustee Centres. Online is free. A trustee centre charges a service partner fee of AED 40 plus VAT and is given a processing time of 25 minutes. The department also notes that the trustee route is not available where the property is managed by a real estate company, and that companies using the system directly must be licensed for property management activity.

Either way there is a precondition: the contract must have expired, or the property must have been vacated. Cancellation is the record catching up with reality, not a way of ending a live tenancy early. The Dubai Land Department publishes the requirements for the trustee route in detail and a lighter list for the app. In practice the two extra items at the bottom — the settled final utility bill and the owner’s letter — are what hold most cancellations up, so treat them as part of the list whichever route you take.

What the Law Actually Says About Your Money

Deposit arguments are the reason most tenancies end badly, and they turn on three provisions of Dubai’s tenancy law. Two of them are more limited than tenants expect, and one is more limited than landlords expect.

Art. 20

Refundable, But Undated

The landlord may take a deposit to ensure maintenance of the property and undertakes to refund it, or the remainder of it, upon expiry of the lease. The article ties the refund to the end of the tenancy but sets no number of days. A widely repeated fourteen-day deadline does not appear in it.

Art. 21

Ordinary Wear and Tear

The tenant returns the property in the condition it was received, excepting ordinary wear and tear or damage beyond the tenant’s control. That exception is where deposit disputes are won and lost: ageing and normal occupation are not chargeable, specific damage is.

Art. 22

Government Fees Follow You

The tenant is responsible for fees and taxes due to government entities for use of the property. This is the legal reason an unsettled utility account gets netted off a deposit, and the reason closing DEWA properly is not merely administrative housekeeping.

How much does Ejari cancellation cost in Dubai?+
Cancelling a tenancy contract through the Dubai REST app or the Dubai Land Department’s Ejari system is free of charge. Cancelling at a Real Estate Services Trustee Centre carries a service partner fee of AED 40 plus VAT, and the department gives a processing time of 25 minutes for that route. Payment at a trustee centre can be made by credit card, cash or noqodi wallet. There is no proportional fee tied to the rent, so cancellation costs the same whatever the property is worth.
Do I need to cancel Ejari, or does it expire on its own?+
It does not expire on its own. A tenancy registration stays on the Dubai Land Department register until somebody actively cancels it, and only one live Ejari registration is meant to exist against a property at a time. A stale registration is therefore the usual reason a landlord cannot register the next tenant, and it leaves your own record pointing at an address you no longer occupy. Cancellation is free online, so there is no reason to leave it open.
What documents do I need to cancel an Ejari contract?+
At a Real Estate Services Trustee Centre the Dubai Land Department lists the original Unified Tenancy Contract, the Emirates ID of the applicant, an official Power of Attorney if you are acting for someone else, and — where the contract is still active — a letter from the property owner requesting the cancellation. The department also states that the contract must have expired or the property must have been vacated, and that the trustee route is not available where the property is managed by a real estate company. Through the app the requirement is lighter, but trustee centres in practice also ask for the settled final DEWA bill and a landlord no objection letter, so it is worth having both ready.
How much notice must I give before I leave a rented property in Dubai?+
Article 14 of Law No. 26 of 2007 requires a party who does not wish to renew the lease, or who wishes to amend any of its terms, to notify the other party no less than ninety days before the contract expires, unless the parties have agreed otherwise. That last clause matters: your tenancy contract can set a different arrangement, so read the notice provision in your own contract rather than assuming the ninety-day default applies.
When does my landlord have to return the security deposit?+
Article 20 of Law No. 26 of 2007 says the landlord may take a security deposit to ensure maintenance of the property and undertakes to refund that deposit, or the remainder of it, upon the expiry of the lease contract. The law ties the refund to the end of the tenancy but does not set a specific number of days for it. You may see a fourteen-day deadline quoted online; that figure does not appear in Article 20, so the practical protection is to agree the refund timing in writing in the tenancy contract itself rather than relying on a statutory deadline that is not there.
What can my landlord legally deduct from the deposit?+
The deposit exists to cover the condition of the property, and Article 21 of Law No. 26 of 2007 requires the tenant to surrender the property in the same condition in which it was received, except for ordinary wear and tear or damage arising for reasons beyond the tenant’s control. That exception is the whole argument in most deposit disputes: repainting after normal occupation and general ageing are wear and tear, while a burn in a worktop or a cracked basin is damage. Article 22 also makes the tenant responsible for government fees due for use of the property, which is why an unsettled utility account gets netted off.
