Apartments for Rent in Dubai
The Q3 2026 Asking Rents, Area by Area — and What Moving In Really Costs

For the first time in several years, the person looking for an apartment for rent in Dubai has the stronger hand. Listings have surged, asking rents have fallen across most popular districts, and the gap between what a landlord advertises and what a landlord will accept has widened. Here are the Q3 2026 numbers by area, what they do and do not tell you, and the move-in costs that decide whether a rent you can afford is a tenancy you can afford.

The Shift

A Renter’s Market, With Conditions

Dubai spent the first half of this decade as a landlord’s market. Rents rose faster than in almost any comparable city, renewals were taken rather than negotiated, and a tenant who pushed back on an increase was often simply replaced. That is not the market facing someone searching for an apartment for rent in Dubai in late 2026.

The change is driven by supply rather than by any collapse in demand. Property Finder reported that the number of apartments listed per day on its platform in September 2026 was 55.1% higher than in September 2025, while renter enquiries grew 15.4%. Demand went up; supply went up far more. The result is that each apartment listing received around 23% fewer enquiries than a year earlier — the clearest single measure of how much leverage has moved across the table.

That leverage shows up in advertised prices. Across the ten apartment districts Property Finder tracks, median advertised annual rents fell year on year in nine, with Dubai Hills Estate the sole exception, and the steepest falls sit in the districts that were most expensive to begin with.

Read these as asking rents, not agreed rents. The figures below are advertised prices from a listings platform. They tell you what landlords are hoping for, not what tenants ultimately signed. Indices built from registered Dubai Land Department tenancy contracts show a considerably milder year-on-year move than advertised-rent data does — which is itself useful information, because it means the advertised number is where a negotiation starts rather than where it ends.

Source: Property Finder Q3 2026 rental data, as published by mid-east.info on 14 October 2026 and reported by Khaleej Times on 18 October 2026. Figures are median advertised annual rents, not transacted rents. Khaleej Times describes Dubai Hills Estate as the one community with neither a rise nor a fall year on year; the published table shows it effectively flat.

What the pattern tells you. The three largest falls — Downtown Dubai, Dubai Marina and Meydan — are all districts that saw heavy new handovers and heavy investor buying. Where a lot of units complete at once, a lot of landlords need a tenant in the same quarter, and advertised rents soften quickly. The smallest moves are at the two ends of the market: Palm Jumeirah, where stock is finite and buyers rather than renters set the price, and Arjan, where rents never ran up far enough to have much to give back. For the areas themselves, see our guides to apartments in Dubai Marina, apartments in Business Bay و قرية جميرا الدائرية.
By Unit Type

Studios, One-Beds and Two-Beds

Dubai advertises rent as an annual figure, and the unit type you choose moves that figure more than almost any other decision except the district.

The demand data is unusually clear about where the pressure sits. Property Finder found that studios or one-bedroom apartments drew the largest share of renter enquiries in seven of the ten apartment communities it analysed. In Business Bay the imbalance is explicit: one-bedroom apartments made up 43.1% of listings but attracted 48.7% of enquiries. Small units are where the competition still is, even in a softening market.

That matters practically. If you are hunting a studio or a one-bed in a popular tower, the discount available to you is smaller than the headline area figures suggest, because you are competing with the thickest part of the demand curve. If you are taking a two-bedroom or larger, you are shopping in the part of the market where landlords have been waiting longest, and your negotiating position is correspondingly better.

For a unit-level reference point, Gulf Today, reporting Bayut’s Q3 2026 figures on 28 October 2026, put average asking rents in Dubai Silicon Oasis at AED 45,500 for a studio و AED 63,400 for a one-bedroom. The report did not label the period those figures cover; Dubai quotes residential rent annually by convention. Dubai Silicon Oasis sits in the affordable segment, so read those as a floor for a mainstream, non-central apartment rather than a citywide average — we have not published a citywide average here, because the sources used for this guide do not support one.

The same Bayut report is a useful cross-check on direction: it described rents in Business Bay and Jumeirah Village Circle as softening, with marginal corrections in Marina, Downtown and Meydan luxury stock. In a Bayut and dubizzle survey of more than 2,000 respondents, half of renters expected rents to stay unchanged over the next twelve months, the rest split evenly between those expecting falls and those expecting rises.

If you are weighing renting against buying the same unit type, our guides to studio apartments for sale in Dubai, one-bedroom apartments, two-bedroom apartments و three-bedroom apartments set out purchase prices for the same formats, and our guide to rental yield and ROI explains how a landlord arrives at the rent being asked of you.

Within The Year

The Fall, and the Floor Underneath It

Year-on-year figures hide the shape of the move. The monthly path through 2026 is the part a tenant signing a one-year contract actually needs.

AED 135,000

The peak, December 2025

Property Finder’s combined median apartment asking rent reached its high point at the end of 2025. Anyone who renewed in that window signed at the top of the cycle, which is exactly why renewal and new-let pricing have since pulled apart.

100,000 درهم إماراتي

The trough, June to August 2026

The combined median reached AED 100,000 by June and was still AED 100,000 in August. That is the floor the current market found once the handover wave had worked through the listings.

AED 105,000

The turn, September 2026

September brought the first rise in months, to AED 105,000, alongside an improvement in enquiries per listing. Property Finder noted early signs that the rental market may be stabilising rather than continuing to slide.

The honest reading: the window of maximum tenant leverage was the middle of 2026, and it has started to close. That does not argue for rushing — a 55% increase in daily listings does not unwind in a quarter — but it does argue against assuming next year will be cheaper again. It also explains the central asymmetry in this market: rents on new contracts and rents on renewals are moving in opposite directions, so a sitting tenant is being pushed up toward the market while a new tenant is pulled down toward it. Emirates 24|7 reported on 16 October 2026 that new villa contracts in Q3 averaged AED 200,000, down from AED 225,000, while renewed villa rents rose 10.3% to AED 194,040; the article named no data source and published no equivalent apartment split, so we have not quoted apartment new-versus-renewal percentages. Our analysis of the wider market is in the Q3 2026 Dubai real estate market report.

What Can Happen to Your Rent at Renewal

A Dubai renewal is a benchmarking exercise rather than a negotiation, and the ceiling is set by decree.

Rent increases on renewal are governed by Decree No. 43 of 2013, which compares your current rent with the Dubai Land Department rental index average for similar homes in your area and sets a maximum permitted increase on a five-step scale. If your rent sits up to 10% below the benchmark, no increase is permitted at all. From 11% to 20% below, the maximum is 5%. From 21% to 30% below, 10%. From 31% to 40% below, 15%. More than 40% below, 20% — and 20% is the hard ceiling however large the gap.

Two procedural points carry as much weight as the percentages. A landlord must give 90 days’ written notice of a change to rent, and 12 months’ notice to require a tenant to vacate at the end of a term. A proposed increase delivered later than ninety days before renewal has not been validly proposed. The Smart Rental Index, which the Dubai Land Department launched on 2 January 2025, is what you check the benchmark against, through the DLD website, Dubai REST or DubaiNow. Announcing it, Majid Al Marri, CEO of the Real Estate Registration Sector at the DLD, noted that registered rental contracts exceeded 900,000 in 2024, an 8% increase on the previous year.

In the current market this cuts an unfamiliar way. Tenants who signed near the December 2025 peak may now be renting above the index average for comparable units, in which case the index gives a landlord no room to increase at all. Our Dubai rental index and rent increase calculator works the bands for your own numbers, and if a landlord will not engage, our guide to the Rental Dispute Centre explains the route. Related obligations are covered in our guides to the Dubai tenancy contract, ending a tenancy early, eviction notices, bounced rent cheques, Ejari renewal و Ejari cancellation.

A standard Dubai apartment tenancy is an annual contract. Not everyone can sign one, and the alternatives differ in law, not just in price.

The cheapest listing you find will often be a partitioned room or a bed space advertised as an apartment. Those arrangements are not uniformly permitted, they do not produce an Ejari registration in your name, and without Ejari you cannot open a DEWA account or register a dependant’s residence at the address. Before taking one, read our guides to partitions, rooms and bed spaces, Dubai’s approved shared-housing areas و subletting rules.

The questions tenants ask most often about renting an apartment in Dubai in 2026.

How much does it cost to rent an apartment in Dubai?+
Rent in Dubai is quoted as an annual figure and varies enormously by district. Property Finder data for Q3 2026, published by mid-east.info on 14 October 2026, put median advertised annual rents at AED 65,000 in Meydan, AED 71,999 in Jumeirah Village Circle, AED 75,000 in Arjan, AED 105,000 in Business Bay, AED 130,000 in both Dubai Marina and Dubai Hills Estate, AED 145,000 in Dubai Creek Harbour, AED 180,000 in Downtown Dubai and AED 240,000 on Palm Jumeirah. Those are advertised prices rather than agreed rents, so treat them as the top of a range. We have not published a single citywide average, because the sources used for this guide do not support one.
Are apartment rents in Dubai going down in 2026?+
Advertised rents have fallen in most popular districts. Property Finder reported that median advertised annual rents declined year on year in nine of the ten apartment districts it tracks for Q3 2026, with Dubai Hills Estate the exception. The steepest fall was Downtown Dubai at 21.74%, followed by Dubai Marina at 16.13% and Meydan at 13.33%. The driver is supply: apartments listed per day in September 2026 were 55.1% higher than a year earlier, while renter enquiries rose only 15.4%, so each listing drew about 23% fewer enquiries. Indices built from registered tenancy contracts show a milder move than advertised-rent data, and Property Finder noted in September 2026 that the market may be stabilising.
What is the cheapest way to rent an apartment in Dubai?+
Three things reduce the cost. First, district: the affordable and mid-market communities carry far lower rents than central waterfront stock, and Property Finder put Meydan, Jumeirah Village Circle and Arjan at the bottom of its Q3 2026 table. Second, unit size, though studios and one-bedrooms are where competition is heaviest, so the available discount on them is smaller. Third, the cooling arrangement: a chiller-free unit carries no separate district cooling bill, which can matter more than a few thousand dirhams on the rent. Be careful with listings that look far cheaper than everything around them, because they are often partitioned rooms or bed spaces rather than self-contained apartments, and those do not produce an Ejari registration in your name.
Can I rent an apartment in Dubai on a monthly basis?+
A standard Dubai residential tenancy is an annual contract registered on Ejari, so monthly renting usually means one of three different things. A licensed hotel or serviced apartment is let on a short-stay basis with utilities included, but it is not an Ejari tenancy. A flexible or instalment rent product keeps the annual lease in place and splits the payments across the year, at a cost. A monthly arrangement in a partitioned room or shared unit may not be lawful in the location concerned. The three carry different legal consequences, and only the second gives you a registered tenancy in your own name.
What extra costs do I pay when renting an apartment in Dubai?+
Budget for several items beyond the rent itself, most of which fall due in the same few weeks. Ejari registration costs AED 177.75 filed online through Dubai REST or the DLD Ejari system, or AED 220 in person at a trustee centre. DEWA takes a refundable security deposit of AED 2,000 for an apartment plus non-refundable activation fees of AED 155, and connects supply within 15 working hours. The Dubai Municipality housing fee is 5% of the annual rent in your registered tenancy contract, divided into twelve instalments on your DEWA bill, and UAE nationals are exempt. A landlord security deposit is market convention at 5% of annual rent unfurnished and 10% furnished. District cooling, where it applies, is billed separately. Confirm any agency commission in writing before you offer.
By how much can my landlord increase the rent at renewal?+
Decree No. 43 of 2013 caps the increase according to how far your current rent sits below the Dubai Land Department rental index average for similar homes in your area. Up to 10% below the benchmark, no increase is permitted. From 11% to 20% below, the maximum is 5%. From 21% to 30% below, 10%. From 31% to 40% below, 15%. More than 40% below, 20%, which is the ceiling however large the gap. A landlord must also give 90 days written notice of a change to rent, and 12 months notice to require a tenant to vacate at the end of a term. You can check the benchmark against the Smart Rental Index, which the DLD launched on 2 January 2025, through the DLD website, Dubai REST or DubaiNow.
