Apartments for Rent in Dubai
The Q3 2026 Asking Rents, Area by Area — and What Moving In Really Costs
For the first time in several years, the person looking for an apartment for rent in Dubai has the stronger hand. Listings have surged, asking rents have fallen across most popular districts, and the gap between what a landlord advertises and what a landlord will accept has widened. Here are the Q3 2026 numbers by area, what they do and do not tell you, and the move-in costs that decide whether a rent you can afford is a tenancy you can afford.
A Renter’s Market, With Conditions
Dubai spent the first half of this decade as a landlord’s market. Rents rose faster than in almost any comparable city, renewals were taken rather than negotiated, and a tenant who pushed back on an increase was often simply replaced. That is not the market facing someone searching for an apartment for rent in Dubai in late 2026.
The change is driven by supply rather than by any collapse in demand. Property Finder reported that the number of apartments listed per day on its platform in September 2026 was 55.1% higher than in September 2025, while renter enquiries grew 15.4%. Demand went up; supply went up far more. The result is that each apartment listing received around 23% fewer enquiries than a year earlier — the clearest single measure of how much leverage has moved across the table.
That leverage shows up in advertised prices. Across the ten apartment districts Property Finder tracks, median advertised annual rents fell year on year in nine, with Dubai Hills Estate the sole exception, and the steepest falls sit in the districts that were most expensive to begin with.

Source: Property Finder Q3 2026 rental data, as published by mid-east.info on 14 October 2026 and reported by Khaleej Times on 18 October 2026. Figures are median advertised annual rents, not transacted rents. Khaleej Times describes Dubai Hills Estate as the one community with neither a rise nor a fall year on year; the published table shows it effectively flat.
Studios, One-Beds and Two-Beds
Dubai advertises rent as an annual figure, and the unit type you choose moves that figure more than almost any other decision except the district.
The demand data is unusually clear about where the pressure sits. Property Finder found that studios or one-bedroom apartments drew the largest share of renter enquiries in seven of the ten apartment communities it analysed. In Business Bay the imbalance is explicit: one-bedroom apartments made up 43.1% of listings but attracted 48.7% of enquiries. Small units are where the competition still is, even in a softening market.
That matters practically. If you are hunting a studio or a one-bed in a popular tower, the discount available to you is smaller than the headline area figures suggest, because you are competing with the thickest part of the demand curve. If you are taking a two-bedroom or larger, you are shopping in the part of the market where landlords have been waiting longest, and your negotiating position is correspondingly better.
For a unit-level reference point, Gulf Today, reporting Bayut’s Q3 2026 figures on 28 October 2026, put average asking rents in Dubai Silicon Oasis at AED 45,500 for a studio و AED 63,400 for a one-bedroom. The report did not label the period those figures cover; Dubai quotes residential rent annually by convention. Dubai Silicon Oasis sits in the affordable segment, so read those as a floor for a mainstream, non-central apartment rather than a citywide average — we have not published a citywide average here, because the sources used for this guide do not support one.
The same Bayut report is a useful cross-check on direction: it described rents in Business Bay and Jumeirah Village Circle as softening, with marginal corrections in Marina, Downtown and Meydan luxury stock. In a Bayut and dubizzle survey of more than 2,000 respondents, half of renters expected rents to stay unchanged over the next twelve months, the rest split evenly between those expecting falls and those expecting rises.

The Fall, and the Floor Underneath It
Year-on-year figures hide the shape of the move. The monthly path through 2026 is the part a tenant signing a one-year contract actually needs.
The peak, December 2025
Property Finder’s combined median apartment asking rent reached its high point at the end of 2025. Anyone who renewed in that window signed at the top of the cycle, which is exactly why renewal and new-let pricing have since pulled apart.
The trough, June to August 2026
The combined median reached AED 100,000 by June and was still AED 100,000 in August. That is the floor the current market found once the handover wave had worked through the listings.
The turn, September 2026
September brought the first rise in months, to AED 105,000, alongside an improvement in enquiries per listing. Property Finder noted early signs that the rental market may be stabilising rather than continuing to slide.
What It Costs to Move In, Beyond the Rent
Tenants who budget only for rent are routinely caught short, because most of these land in the same fortnight as the first cheque.
| Item | مقدار | Refundable | What It Is |
|---|---|---|---|
| Ejari registration (online) | AED 177.75 | خیر | AED 100 contract registration, AED 10 knowledge fee, AED 10 innovation fee, AED 55 service partner fee and AED 2.75 VAT, through Dubai REST or the DLD Ejari system. |
| Ejari registration (trustee centre) | AED 220 | خیر | Same government portion, higher service partner fee for filing in person. About 25 minutes. |
| DEWA security deposit | ۲۰۰۰ درهم امارات | بله | Fixed for an apartment regardless of size, and set against your final bill when the account closes. |

| Landlord security deposit | 5% / 10% | بله | Convention is 5% of annual rent unfurnished, 10% furnished. Article 20 of Law No. 26 of 2007 permits a deposit and requires its return, but sets no cap and no refund deadline. |
| Dubai Municipality housing fee | 5% of rent | خیر | Charged on the rent in your registered tenancy contract, in twelve instalments on your DEWA bill. UAE nationals are exempt. |
| Cooling | Varies | خیر | A district-cooled tower bills separately from DEWA; a chiller-free unit does not. |
| Agency commission | Ask | خیر | Confirm in writing before you offer. We have not quoted a percentage, having no current citable source for a market standard. |
Ejari fees per the Dubai Land Department published schedule; DEWA deposit, activation fee and connection time per DEWA; housing fee per the Official Platform of the UAE Government; deposit conventions and the Article 20 position as set out in our own sourced guides, linked below.

What Can Happen to Your Rent at Renewal
A Dubai renewal is a benchmarking exercise rather than a negotiation, and the ceiling is set by decree.
Rent increases on renewal are governed by Decree No. 43 of 2013, which compares your current rent with the Dubai Land Department rental index average for similar homes in your area and sets a maximum permitted increase on a five-step scale. If your rent sits up to 10% below the benchmark, no increase is permitted at all. From 11% to 20% below, the maximum is 5%. From 21% to 30% below, 10%. From 31% to 40% below, 15%. More than 40% below, 20% — and 20% is the hard ceiling however large the gap.
Two procedural points carry as much weight as the percentages. A landlord must give 90 days’ written notice of a change to rent, and 12 months’ notice to require a tenant to vacate at the end of a term. A proposed increase delivered later than ninety days before renewal has not been validly proposed. The Smart Rental Index, which the Dubai Land Department launched on 2 January 2025, is what you check the benchmark against, through the DLD website, Dubai REST or DubaiNow. Announcing it, Majid Al Marri, CEO of the Real Estate Registration Sector at the DLD, noted that registered rental contracts exceeded 900,000 in 2024, an 8% increase on the previous year.
In the current market this cuts an unfamiliar way. Tenants who signed near the December 2025 peak may now be renting above the index average for comparable units, in which case the index gives a landlord no room to increase at all. Our Dubai rental index and rent increase calculator works the bands for your own numbers, and if a landlord will not engage, our guide to the Rental Dispute Centre explains the route. Related obligations are covered in our guides to the Dubai tenancy contract, ending a tenancy early, eviction notices, bounced rent cheques, Ejari renewal و Ejari cancellation.
Monthly and Short-Term Options
A standard Dubai apartment tenancy is an annual contract. Not everyone can sign one, and the alternatives differ in law, not just in price.
