3 Bedroom Apartments for Sale in Dubai
Where Dubai Stops Discounting the Extra Bedroom
At the second bedroom, Dubai generally sells you the extra floor area at or below the building’s own rate. At the third, that stops being true. We compared the released two-bedroom and three-bedroom layouts inside five live Dubai projects to find out what the third bedroom actually adds — to the price, to the floor area, and to the rate you pay per square foot.
The Third Bedroom Is a Different Decision
Buyers arriving at the three-bedroom segment are rarely choosing between an apartment and a villa. They are choosing between a two-bedroom and a three-bedroom, usually in the same building or the same community, and almost always because of a change in circumstances rather than an investment thesis — a child, a parent moving in, a home office that can no longer be a corner of the living room.
That makes the relevant number a marginal one. Not “what does a three-bedroom cost in Dubai”, which averages a ready apartment in Dubai Investments Park against a branded residence on Palm Jumeirah and tells you nothing, but “what does the third bedroom cost in the building I am looking at, and is the extra area worth the rate I am paying for it”.
Our companion guide to 2 bedroom apartments for sale in Dubai ran that comparison for the step from one bedroom to two, across eleven projects, and found something counter-intuitive: in nine of the eleven, the floor area added by the second bedroom cost less per square foot than the average square foot of the one-bedroom in the same building. Within a building, the second bedroom was generally not sold at a premium.
We repeated the exercise for the step from two bedrooms to three. The answer is different, and it is the single most useful thing in this guide: the discount largely disappears. In three of the five Dubai projects on our list that have released both layouts, the marginal space is dearer per square foot than the two-bedroom rate in the same building.
If you are working down from a larger format rather than up from a smaller one, our guides to townhouses for sale in Dubai و cheap villas for sale in Dubai cover what the same budget buys on the ground. At the top of the market, luxury apartments for sale in Dubai covers the branded and prime segment where most large three-bedrooms sit.

2-Bed to 3-Bed, Inside the Same Project
Five Dubai projects on TruHauz that have released both a two-bedroom and a three-bedroom layout, read from our listings in November 2026. Same developer, same building, same community, same specification — so what separates the two figures is the configuration, not the location. The step, the percentage and the cost of each extra square foot are our own calculations from the released prices and sizes, shown as illustrations. Where a project publishes a size or price range, we have used the entry figure for both layouts so the comparison stays like-for-like.

One project on our list prices the step in bands rather than single layouts. At Palace Residences Hillside at Dubai Hills Estate by Emaar, the listing gives two-bedroom apartments from AED 2,890,000 to AED 3,240,000 and three-bedroom apartments from AED 4,050,000 to AED 4,430,000. Comparing the floors of each band gives a step of AED 1,160,000, or about +40.1%; comparing the ceilings gives AED 1,190,000, or about +36.7%. The listing does not publish layout sizes for those bands, so we have not calculated a per-square-foot rate for it and have kept it out of the table above.

Three Things That Catch 3-Bedroom Buyers Out
A three-bedroom is not a two-bedroom with a room added. These are the three differences that most often change the answer on a deal.
The recurring cost scales with the area, not the bedroom count
Service charges in Dubai are levied per square foot of the unit, so the three-bedroom carries the charge on every one of those extra square feet for as long as you own it. On the Roudah step that is 483 additional chargeable square feet; on the Do Hotels step it is 797. Our guide to service charges in Dubai explains how the rate is set and approved, and the Mollak guide covers where the money is actually held.
The buyer pool at resale is narrower
Studios and one-bedrooms sell to investors, end users and first-time buyers alike. A three-bedroom apartment sells mainly to families and to the small group of investors who want a long-tenancy asset, which is a thinner market on the way out than on the way in. That matters most if your holding period is short or uncertain.
Specification varies more than in smaller units
Maid’s rooms, parking allocation, en-suite counts and balcony area differ sharply between three-bedroom layouts that look comparable on a floorplate. The Do Hotels and Residences listing, for example, allocates one parking space to studios through two-bedrooms and two to three-bedrooms. Read the specific unit rather than the brochure.
Why the Third Bedroom Prices Differently
The pattern in the table has a straightforward explanation, and understanding it is what lets you tell a fairly priced three-bedroom from an expensive one.
In most Dubai towers, the one-bedroom is the volume product. It is the layout the developer builds most of, prices most aggressively and uses to set the launch headline. The two-bedroom is built from the same structural grid and sold into the same demand pool, so the extra area tends to be priced at the building’s underlying rate rather than at a premium — which is exactly what our one-to-two-bedroom comparison found.
The three-bedroom is different in kind. There are fewer of them, they sit on the better parts of the floorplate because they need more external wall for windows, and in many buildings they are the largest apartment available short of a penthouse. At Do Hotels and Residences the listing states that the building holds 120 serviced apartments of which only seven are three-bedrooms. Scarcity, position and the fact that the layout is often the top of the range all push the rate up rather than down.
That is why the two projects in our table where the marginal area came in cheaper are instructive. At Soma Residences the three-bedroom entry layout is only 254 sq ft larger than the two-bedroom, and the step is a modest AED 380,000 — the three-bedroom at the bottom of its range is close to being a reconfigured two-bedroom rather than a genuinely larger apartment. At the Yard project on Dubai Islands the marginal rate of about AED 2,266 per square foot sits essentially on top of the two-bedroom rate of about AED 2,284, which is a building priced consistently by area across its range.
At Isla Private Residences the arithmetic makes the point most clearly. The two-bedroom works out at about AED 2,720 per square foot and the three-bedroom at about AED 2,721 — the same rate to within a dirham. The entire AED 803,969 difference between the two prices is area, not configuration premium. A building that prices like that is one where you can reason about value by the square foot; a building where the three-bedroom rate jumps is one where you need to establish what you are being charged for.
What to establish before you offer
Three questions settle most three-bedroom decisions. First, what is the rate per square foot on this layout against the rate on the next layout down in the same building — if the three-bedroom rate is materially higher, ask what the extra buys, whether that is a corner position, a double aspect or a larger terrace. Second, what is the service charge rate per square foot, because you are about to buy several hundred more chargeable square feet than you would in the two-bedroom. Third, what does the unit actually include, specifically the maid’s room, the parking allocation and the en-suite count.
On the purchase itself, the costs are the same as for any Dubai apartment: our guide to DLD fees in Dubai itemises the 4% transfer fee and the other acquisition costs, and buying property in Dubai as a foreigner covers the process end to end for overseas buyers. If you are financing, note that the three-bedroom price point pushes a larger share of buyers into the higher-value mortgage brackets, so establish your down payment requirement before you commit to a unit. Our guide to buying property in Dubai on instalments covers the off-plan payment-plan route, which is how most of the off-plan three-bedrooms above are actually bought.
Transparency: what we left out, and why
This guide is missing several figures a three-bedroom buyer might reasonably expect, and in each case the reason is that we could not source them to a standard we were willing to publish. There is no city-wide median registered price for a three-bedroom apartment here, and no transaction count: the Dubai Land Department-based dataset we would normally use for that was not reachable at the time of writing, and the two figures we could see second-hand disagreed with each other, so publishing either would have been a guess dressed as data. There is no three-bedroom gross yield, no three-bedroom rent range, and no per-community three-bedroom median. There is no service charge rate in dirhams per square foot, because that is set building by building. And there is no price-growth figure for the three-bedroom segment. Everything quantitative above comes from released layouts on our own listings, or is our own arithmetic on those layouts with the inputs shown.
