1 Bedroom Apartments for Sale in Dubai
What They Actually Cost, Square Foot by Square Foot
The one-bedroom is the most heavily traded apartment size in Dubai and, measured per square metre, the cheapest. Nearly 57,000 of them changed hands in twelve months. This guide sets out the registered median price, the released one-bedroom layouts on the market right now with their sizes, and the two numbers that decide whether the yield survives contact with reality.
The Size Dubai Buys Most
If you want to understand the Dubai apartment market, start with the one-bedroom. It is not the cheapest unit on the board — studios are — and it is not where the headline-grabbing money goes. It is simply where the volume is. Over the twelve months to late October 2026, the Dubai Land Department registry recorded 56,939 one-bedroom apartment transactions, against 43,001 studio deals and 31,456 two-bedroom deals, according to the DLD-based dataset published by Continental Club and updated on 29 October 2026.
That depth is the first thing worth understanding about the segment, because it is a liquidity statement as much as a popularity one. The buyer pool for a one-bedroom includes end-users who have outgrown a studio, investors who want a letting unit with a separate bedroom door, and overseas buyers at the entry point of the market. When you come to sell, that is the pool you are selling into. A niche unit in a niche community can be the right buy, but it is not the easy exit a one-bedroom in a well-let building is.
The second thing is a piece of arithmetic that the headline prices hide. Measured by price per square metre, the one-bedroom is the best-value apartment configuration in Dubai — cheaper per square metre than a studio, and well below a two- or three-bedroom. That seems counter-intuitive until you remember that a studio pays a size premium for its kitchen and bathroom spread across very little floor area, while larger units attract a premium for scarcity and for the family demand that chases them. The one-bedroom sits in the efficient middle.
What follows is the registered data, then the actual released layouts you can buy today with their sizes and prices, then the costs and rent assumptions that decide whether any of it works as an investment. Where we could not source a figure, we have said so rather than estimated it.

Comparing two one-bedrooms and not sure which is the better buy?
Send us both. TruHauz will put the price per square foot, the service charge, the current achievable rent and the net yield side by side before you offer.
Three Things That Decide the One-Bedroom Return
The purchase price is the number buyers negotiate hardest and the one that matters least to the eventual yield. These three move it more.
Service charges scale with area, not price
Service charges in Dubai are levied per square foot of your unit, so the 890 square foot one-bedroom carries a materially higher annual charge than the 443 square foot one even if both cost the same. On a small unit let at a modest rent, the charge is one of the largest single deductions from gross income. Establish the rate for the specific building, not the community average, before you model anything — our guide to service charges in Dubai explains where to find it.
Underwrite the current rent, not last year’s
Advertised apartment rents in several established Dubai communities fell year on year in Q3 2026 on Property Finder’s community comparison, with Downtown Dubai the steepest at AED 230,000 down to AED 180,000 as reported by mid-east.info. Those are advertised figures across all apartment sizes rather than one-bedrooms specifically, but the direction matters: a yield built on a 2025 rent assumption will overstate the return. Use the rent the unit can command now.
Liquidity is part of the return
With 56,939 registered one-bedroom deals in twelve months, this is the deepest apartment segment in Dubai, and depth shortens the time between deciding to sell and completing. A higher theoretical yield in a thin sub-market can cost more in holding time on exit than it earned in rent. If the numbers on two units are close, the one in the deeper market is usually the better risk-adjusted buy.
Four Starting Points for a 1-Bedroom Search
Each card uses figures we can source: released one-bedroom layouts from TruHauz listings in October 2026, plus community-level data from Bayut’s Q3 2026 report where it exists. Yield figures from Bayut are its estimates and cover apartments of all sizes.
Two Yield Illustrations, Inputs Shown
Both calculations below are illustrations built from published averages, not forecasts for any specific unit. We show the inputs so you can substitute your own.
Dubai Silicon Oasis. Bayut’s Q3 2026 report gives an average one-bedroom asking price of AED 856,000 and an average one-bedroom asking rent of AED 63,400 in Dubai Silicon Oasis. Dividing the second by the first gives a gross yield of approximately 7.4%. Bayut’s own estimated apartment yield for the area is 7.90%, which covers all apartment sizes; the gap between the two is a useful reminder that a size-specific calculation and an all-sizes estimate are not the same number.
Jumeirah Village Circle. Our JVC property guide cites Bayut’s H1 2026 average annual rent of AED 79,000 for a one-bedroom in the community. Against the released Valore one-bedroom layout at AED 1,100,888, that is a gross yield of approximately 7.2%. Bayut’s estimated apartment yield for JVC in Q3 2026 is 7.10% — close enough to suggest the inputs are reasonable.
Both figures are إجمالي. Neither deducts service charges, which on a one-bedroom are a significant line, nor letting and management fees, nor void periods, nor the 4% Dubai Land Department transfer fee and associated costs paid on acquisition. Our guide to DLD fees in Dubai covers the purchase side, and if you are financing, how to get a mortgage in Dubai sets out the process. A net yield on a Dubai one-bedroom will land below the gross figure, and the size of the gap is mostly decided by the service charge rate on the building you choose.

Who a Dubai One-Bedroom Actually Suits
The one-bedroom is the default recommendation for a first Dubai purchase, and for most buyers that default is right. It is the segment with the deepest buyer pool, the lowest cost per square metre, and a tenant profile — single professionals and couples — that is the largest rental demographic in the city. If you are buying one property in Dubai and want the fewest ways for it to go wrong, this is the size.
It suits the yield-first investor who will accept an outer community in exchange for a higher gross return, and the Dubai Silicon Oasis numbers above show what that looks like in practice. It suits the buyer who intends to let from day one and wants a unit that rents quickly rather than one that rents expensively. And it suits anyone who may need to sell within a few years, because the exit is the most liquid part of the apartment market.
It suits you less well if you are buying for your own occupation with any expectation of family growth, where the step up to a two-bedroom is worth paying the per-square-metre premium for rather than moving twice. It suits you less well if your purchase is driven primarily by a target capital appreciation figure in a specific prime district, where the available one-bedroom stock may be small and oddly configured. And it suits you less well if the unit you are drawn to is both expensive and small — the 490 square foot one-bedroom at AED 1,700,000 in the table above is a legitimate purchase for the right buyer in the right location, but it is not a yield play, and should not be bought as one. Our guide to 2 bedroom apartments for sale in Dubai compares both layouts inside the same building and shows what the second bedroom actually adds to the price.
If you are weighing the segment against the alternatives, our guides to studio apartments and to whether Dubai property is a good investment in 2026 take the question from either side, and the Q3 2026 market report sets out the wider backdrop. For residency-linked purchases, see our Golden Visa guide.
What We Left Out, and Why
Several figures a guide like this would normally carry are missing here deliberately, because we could not source them to a standard we were willing to publish.
There are no average one-bedroom asking prices for Dubai Marina, Downtown Dubai or Palm Jumeirah. Bayut’s Q3 2026 release gave an area-level one-bedroom price for Dubai Silicon Oasis only; for the prime districts it published price per square foot for apartments as a class rather than by bedroom count, and the per-bedroom index pages we tried to retrieve were unavailable. Multiplying an all-sizes rate by an assumed one-bedroom size would have produced a plausible-looking number we could not stand behind, so there is no such number.
There are no service charge rates. These are set building by building and we did not have verified current rates for the specific projects named above. There are no capital growth percentages for the one-bedroom segment, and no forecast. There are no mortgage loan-to-value figures or minimum down-payment percentages, because those are set by regulation that we did not verify in preparing this guide — the mortgage guide linked above is the place to start, and a lender will confirm what applies to you.
The price-per-square-foot column in the released layouts table is our own calculation from the size and price columns beside it, not a developer or market figure, and it is shown as an illustration. Where a project released a range of one-bedroom layouts, the per-square-foot figures are derived from the ends of that range and will not describe every individual unit.
