Studio Apartments for Sale in Dubai (2026)
Prices, Yields and the Best Areas to Buy
The studio is Dubai’s entry ticket: the lowest price of any freehold home, the deepest tenant pool, and often the highest gross yield in a building. But a studio in International City and a studio in Downtown are different investments. Here is what studios actually cost in 2026, where the yields are, which off-plan launches are selling studios now, and what to check before you buy.
Who Should Buy a Studio in Dubai
If you search for studio apartments for sale in Dubai, you are usually one of three buyers. The first is the first-time investor who wants a Dubai title deed and rental income for the smallest possible cheque. The second is the portfolio investor adding a high-yield, easy-to-let unit alongside larger homes. The third is the end user — a single professional or a part-year resident who wants to stop paying rent, or a base in the city.
Studios suit all three for the same reason: Dubai’s tenant base is weighted heavily towards single professionals, and the studio is the unit they rent. In Bayut’s H1 2026 Dubai sales report, the average studio transaction in Jumeirah Village Circle was AED 690,000, in Arjan AED 654,000, in Dubai Silicon Oasis and Dubai Sports City AED 556,000 and in Dubai South AED 541,000 — well below the AED 1M-plus a one-bedroom costs in the same mid-tier districts. That lower price is what pushes studio yields above the building average.
Studios are less suited to buyers who need family space, buyers who want the fastest capital growth (in many districts larger units and villas have outperformed), and buyers who are counting on a تأشيرة ذهبية لمدة 10 سنوات, which needs AED 2 million of property — more than almost any single studio costs.

Studio Prices and Yields in 11 Dubai Areas
Where a studio transaction average exists in Bayut’s H1 2026 report we use it; elsewhere we show the range of studios currently listed on Property Finder. Yields are gross — before service charges, vacancy and management — and come from two sources that measure them differently, so treat them as indicators, not promises.

“Bayut” = average studio transaction price and area projected ROI for apartments from Bayut’s Dubai Sales Market Report H1 2026 (published September 2026); the ROI is for all apartments in the area, not studios alone. “PF” = studio listing ranges, sizes and rental yield shown on Property Finder’s studio-for-sale pages, October 2026. Listing ranges are asking prices and include outliers. Figures change monthly — verify before you offer.
Where the Cheapest Studios in Dubai Are — and What You Trade for Them
The cheapest studios in Dubai are in International City, where Property Finder shows an average studio asking price of around AED 353,000, and the established affordable districts of Dubai Silicon Oasis and Dubai Sports City, where Bayut recorded an average studio transaction of AED 556,000 in H1 2026. These also top the yield tables: Bayut put International City’s projected apartment ROI at 8.79%, DSO’s at 8.23% and Sports City’s at 8.12%. The trade is older stock, more variable building management, and slower capital growth than the newer mid-tier districts.
The mid-tier studio belt — JVC, Arjan, Dubailand Residence Complex, Majan and Dubai South — is where most investor studios are bought today and where most new launches sit. JVC is the deepest market: Property Finder lists over 2,000 studios there, and Bayut’s average studio deal of AED 690,000 came with a 7.15% projected ROI. Dubai South is the infrastructure story around Al Maktoum International Airport, and Bayut noted it as the affordable apartment area with the most noticeable price-per-square-foot increase in H1 2026, at 3.27%. Our full Dubai South villas and apartments guide sets out current release prices across Emaar South, South Bay and Azizi Venice.
The prime studio — Business Bay, Dubai Marina, Downtown — costs roughly AED 1M or more and yields less, typically 5–6.5% gross on Bayut’s figures. You are paying for location, liquidity, a stronger short-stay rental market and, historically, more resilient resale demand.
Rents tell the same story. DataHabibi’s analysis of registered DLD Ejari contracts over the 12 months to July 2026 puts the median annual studio rent at AED 30,000 in International City, AED 38,000 in Dubai Residence Complex, around AED 40,000 in DSO and Sports City, AED 48,000 in Arjan, AED 50,000 in JVC and AED 70,000 in Business Bay, against a Dubai-wide studio median of AED 44,100. Bayut’s H1 2026 rental report, based on asking rents, is a little higher: AED 54,000 in JVC, AED 53,000 in Arjan, AED 73,000 in Business Bay and AED 41,000 in International City. Off-Plan Studio Launches in Dubai Right Now
Off-plan studios trade a wait for a payment plan and a newer building. These are current launches TruHauz is marketing; prices are the developer’s published starting prices and can change between releases.
Other studio launches on our books include SOL Terra Gardens in JVC (507 sq ft studio from AED 730,000, 50/50 plan), Zenith D1 at Dubai South (691 sq ft studios from AED 829,200, 90/10 plan) and Lawncrest in Dubai Production City (374 sq ft studio from AED 595,000). Note how widely sizes vary at similar prices: a 312 sq ft studio and a 691 sq ft studio are not the same product, and the rent and resale buyer will reflect that. Compare on price per square foot and on the rent comparable studios in the same district achieve today.
Off-plan or ready? An off-plan studio spreads the payment and gives you a new building, but you earn no rent until handover and carry construction and delivery risk. A ready studio earns from day one and can be inspected, and it is the only route to the two-year property visa. We set out the full trade-off in off-plan vs ready property in Dubai.

Three Things That Decide a Studio’s Real Return
Studio yields look high because the price is small. These three costs and choices are what turn a brochure yield into the figure you actually bank.
The fixed cost that hits small units hardest
Service charges are levied per square foot, so a high rate in an amenity-heavy tower takes a bigger bite out of a studio’s modest rent. Illustration: at AED 15 per sq ft, a 400 sq ft studio pays AED 6,000 a year — roughly 12% of a AED 50,000 rent. Check the approved rate for the exact building on the DLD Service Charge Index before you offer.
Short-term letting can lift income — with work
Furnished studios in Business Bay, Downtown, the Marina and well-connected parts of JVC are popular short-stay units. Nightly letting needs a holiday-home permit, furniture, cleaning and either your time or a manager’s fee, and occupancy is seasonal. Read our Dubai holiday home licence guide first.
Every empty month costs about 8% of the year
One vacant month between tenants removes one-twelfth of the annual rent. Studios in deep rental markets — JVC, International City, Business Bay — usually re-let fastest, which is one reason a slightly lower headline yield in a liquid area can beat a higher one in a thin market.
How to Buy a Studio Apartment in Dubai: Costs, Mortgages and Visas
Purchase costs. On a resale studio the largest cost on top of the price is the Dubai Land Department transfer fee of 4% of the sale value, plus a title deed fee, trustee fee and usually a 2% agency fee. On a AED 600,000 studio, the DLD fee alone is AED 24,000. Off-plan purchases are registered on Oqood with the developer, and the 4% is still payable, though some launches cover part of it as an incentive. Every line is itemised in our guide to DLD fees in Dubai.
Mortgages on studios. UAE Central Bank rules cap loan-to-value at 80% for an expatriate resident buying a first home under AED 5 million, so a ready studio needs at least a 20% deposit plus fees. For off-plan property the cap is 50%, which is why most off-plan studio buyers fund construction instalments in cash and arrange a mortgage, if at all, at handover. Some banks are more cautious on very small units or on certain buildings, so get an in-principle approval on the specific studio before you sign — our mortgage guide covers the process.
Residency. Most studios sit far below the AED 2 million threshold for the 10-year Golden Visa. The relevant route for studio owners is the two-year property investor residence visa. At the end of April 2026, the Dubai Land Department removed the previous AED 750,000 minimum property value for sole owners, as reported by Khaleej Times and Gulf News; joint owners must each hold a share worth at least AED 400,000. Reported conditions include a completed property with a title deed and, for mortgaged or instalment purchases, an NOC from the bank or developer and proof of payment. Rules change frequently, so confirm the current checklist with the DLD Cube Centre before buying with a visa in mind.
Due diligence. For a ready studio, check the title deed, the service charge statement and any arrears, the existing tenancy and Ejari, and whether the unit is furnished or let short-term. For off-plan, check the developer’s delivery record, that the project is registered with an escrow account, and the exact size and layout on the sale and purchase agreement.
