For years the price of a Dubai tenancy was not just the rent but the shape of it — a year in one cheque, or four if your landlord was generous. On 23 June 2026 the Dubai Land Department launched Flexi Rent, letting tenants of participating companies pay monthly, quarterly or semi-annually instead. There is no lender in the middle and, on the department’s own account, no change to the rent itself. Here is how the scheme works, who is in it, what it is not, and the questions to ask before it goes into your contract.

What Flexi Rent Is, and What It Is Not

Flexi Rent is an initiative of the Dubai Land Department, launched on 23 June 2026, which the department describes as a way to broaden tenants’ options through a variety of payment plans — including monthly, quarterly and semi-annual instalments. Tenants renting through a participating real estate company can agree to pay the year’s rent in smaller, more frequent pieces rather than in the one or two cheques that have long been the Dubai default.

The most important thing to understand about it is structural, and it is the thing most easily missed: there is no financier. Nobody advances your landlord the year’s rent and then collects from you. The arrangement is made directly between the tenant and the participating landlord or property management company, and the department’s own instruction is that the agreed terms go into the tenancy contract itself. The National reported on 23 June 2026 that the total rent amount remains unchanged whether it is paid monthly or in one or two cheques.

That distinction is what separates Flexi Rent from a rent now, pay later product, where a provider settles the annual rent with the landlord up front and the tenant repays that provider over the year, typically with a fee or profit rate attached. Flexi Rent removes the lump sum by rescheduling it; rent financing removes the lump sum by lending against it. Both solve the same cashflow problem and they cost very different amounts. It is also not rent to own, which is a route to ownership rather than a way of paying rent.

Nor is it a tenant right. The Dubai Land Department is explicit that participation by companies is voluntary, and that property owners and management companies remain responsible for managing the contract and the payments. Reporting on the rollout in Khaleej Times on 2 July 2026 made the same point from the tenant’s side: the programme is not applied automatically, and whether you get it depends on the individual unit and on the landlord agreeing to it.

The department has built the framework and named the companies inside it; what it has not done is set a price, a formula or an entitlement. So the useful question is never “do I qualify” but “is this unit managed by a participating company, and what schedule will they actually write into the contract”. Everything else — the terms of your tenancy contract, the Ejari registration, the rules on permitted rent increases — carries on exactly as before.

What Flexi Rent Changes, and What It Leaves Alone

A payment scheme is easy to over-read. Three things about this one are worth holding onto — one genuinely new, one widely misunderstood, and one that has not changed at all.

No Lender

Rescheduled, Not Financed

The year’s rent is not advanced by anyone. The landlord accepts it in pieces, which is why The National reported the total is unchanged. That absence of a financier is the whole economic difference between this and a rent loan, and it is the first thing to establish about any “monthly rent” offer you are shown.

Voluntary

An Offer, Not an Entitlement

The department is clear that companies join by choice and keep responsibility for the contract and the payments. No tenant can require a landlord to convert to monthly instalments. In practice this makes the managing agent, not the regulation, the thing that decides whether a given apartment is available on these terms.

Unchanged

The Rest of Tenancy Law

Registration, notice periods, permitted increases, deposits and the dispute route are all where they were. Paying monthly does not shorten your lease, weaken a notice you have served, or alter what a landlord may lawfully charge you next year. It changes the schedule and nothing else.

Under Flexi Rent the department has published no tenant charge and press reporting says the total is unchanged, so the comparison should come out level — and if the annual total you are quoted is higher than the rent quoted for cheques, you are being sold something other than Flexi Rent and should ask what. Khalid Al Shaibani, director of the Rental Affairs Department, described participating companies as able to divide the instalment plan, provide a grace period and redesign the payment plan, so there is real latitude in what can be agreed; use it at renewal, when the terms are open anyway. Get the schedule written into the tenancy contract rather than agreed by message, keep proof of every instalment, and remember that if a payment dispute does arise the forum is still the Rental Disputes Centre and the consequences of a dishonoured rent cheque are unchanged for anyone still paying that way. Which companies take part in Flexi Rent?+
The Dubai Land Department’s launch announcement named eleven partners: Wasl Properties, Deyaar Property Management, Dubai World Real Estate, Modern Real Estate, Dubai Investment Real Estate, SBK Real Estate, Rocky Real Estate, SRG Properties, Harbor Real Estate, Driven Properties and Al Showaib Real Estate. Some press coverage at launch referred to twelve participating companies. Participation is voluntary and the department has said it intends to expand the programme, so the list is not fixed — check directly with the company managing the property you are interested in rather than assuming a landlord is enrolled.
Who is eligible for Flexi Rent?+
The Dubai Land Department sets out three conditions on its Flexi Rent page. The property must be an apartment, villa, office or retail space let on a lease of at least twelve months. The tenant must be a UAE resident or visa holder with valid residency documentation. And the company offering the arrangement must be a licensed real estate brokerage or property management firm. Beyond that, eligibility is not automatic: it depends on the individual unit and on the landlord agreeing, so two tenants in the same building can get different answers.
Can I ask for Flexi Rent on a lease I already have?+
Yes. Coverage of the rollout in Khaleej Times on 2 July 2026 explained that a tenant can raise it when signing a new lease, at renewal, or before the next rent payment falls due, and that the programme is not applied automatically. Abdullah Alajaji, chief executive of Driven Properties, was quoted saying that the ideal time to discuss rent payments with your landlord is at the time of lease renewal. Deyaar’s vice president Ali Sharif Al Marzooqi confirmed the programme supports new leases and renewals alike. Renewal is the natural moment because the terms are being rewritten anyway and the new payment schedule has to go into the contract.
Does Flexi Rent affect my Ejari registration or my rent increase?+
The payment schedule is a term of the tenancy contract, so it belongs in the contract that is registered — the Dubai Land Department’s guidance is to include the agreed terms in the tenancy contract itself, which means the registered contract should reflect how you are actually paying. On rent increases, Khalid Al Shaibani, director of the Rental Affairs Department at the Dubai Land Department, said participating companies can divide the instalment plan, provide a grace period and redesign the payment plan, and indicated that in specific cases an increase for the year could be set aside. That is a concession a company may choose to offer, not an entitlement, and the framework governing permitted increases is unchanged.
