Dubai South Villas and Apartments for Sale
Prices, Communities and the Airport Case
Dubai South is the 145 sq km masterplanned city wrapped around Al Maktoum International Airport — the district most directly exposed to the largest infrastructure commitment in the emirate, and one of the few where entry prices are still quoted in the hundreds of thousands. Here is what villas, townhouses and apartments actually cost across Emaar South, South Bay and Azizi Venice, what the airport expansion officially promises, and the honest risks of buying into a district that is still mostly a construction site.
What Dubai South Actually Is
Not a community. A city-scale zone with communities inside it — which is why one “Dubai South price” is always misleading.
Most area guides treat Dubai South as a single neighbourhood with a single price. It is not. Dubai South is a 145 sq km masterplanned district in the far south-west of the emirate, organised around Al Maktoum International Airport and sub-divided into functional zones — residential, business, logistics and aviation among them. Inside the residential portion sit separate master communities by separate developers, at price points that differ by a factor of twenty. A studio in one corner and a lagoon villa in another are both, technically, “Dubai South property.”
So when you search Dubai South villas for sale, you are not shopping one market but at least three. Emaar South is a golf-course community of apartments and townhouses from one of the emirate’s most established developers. South Bay is a gated lagoon community in the Residential District aimed at the upper end. Azizi Venice is a very large waterfront masterplan with a studio-led entry point. They share a postcode and an airport, and almost nothing else.
Dubai South is also overwhelmingly an على الخارطة market: most of what is for sale has not been built. If you have not bought off-plan here before, read our comparison of off-plan versus ready property in Dubai and our explanation of how escrow accounts protect off-plan buyer money first. The district sits inside the emirate’s designated freehold territory, so foreign nationals can own outright — the legal basis is in our guide to freehold areas in Dubai.

Read that as a map of segments, not a price list. There is no such thing as the Dubai South budget: there is an apartment budget of roughly AED 585,000 to AED 2.2 million, a golf-community budget of roughly AED 950,000 to AED 5.06 million spanning apartments and townhouses, a family townhouse budget around AED 2.7 million to AED 3.4 million, and a prime villa budget that starts at eight figures.
If the entry end brought you here, compare it against the rest of the emirate before deciding the airport district is the cheapest route in. Our guides to studio apartments for sale in Dubai و cheap villas for sale in Dubai show where else the same money reaches, and our JVC property guide covers the established alternative Dubai South is most often weighed against.
The Three Markets Inside Dubai South
Different developers, different buyers, different exit stories. Choose the community before you choose the unit.
Apartments and townhouses around an 18-hole championship golf course, with clubhouse, driving range, parks and retail. The deepest release pipeline in Dubai South. See our Emaar South community page.
A gated community built around a 3 km crystal lagoon, planned across five clusters and more than 1,200 units. The prime end of Dubai South, and the only part competing on lifestyle rather than price.
Studios through three-bedroom apartments and villas, with roughly 23% of the community given over to water, an 18 km lagoon and a 700 m retail boulevard. The cheapest way into Dubai South.
The release detail is where they diverge most usefully. At Zenith D1, a G+6 mid-rise by Zenith Group, 38 released homes are priced from AED 829,200 on a 90/10 payment plan with handover scheduled for Q3 2028, and the floor plates are unusually generous — studios at 691–692 sq ft, one-beds up to 1,518 sq ft. At Galleria Residences by Evera Development, nineteen homes are released from AED 809,100 on a 30/70 plan with handover scheduled for Q4 2027, studios at 525–537 sq ft.
Same district, same broad price, two completely different cash-flow profiles: one asks for 90% of the money before you get the keys, the other for 30%. That is the most important comparison to make in Dubai South and the one buyers skip. Neither structure is automatically better, but they are not interchangeable — our guide to post-handover payment plans in Dubai explains what the deferred portion really costs.
On the townhouse side, the Emaar South releases give a clear ladder: Golf Acres offers 1–3 bedroom apartments plus three-bedroom townhouses across 158 units, while Greenspoint is a 196-unit release of three- and four-bedroom townhouses only, 98 of each. Emaar’s Dubai South releases on TruHauz are quoted with a 10% down payment, and the South Bay release with 5%.
Al Maktoum: What Was Officially Announced
The investment thesis for Dubai South rests almost entirely on one project. These are the figures as announced by the Government of Dubai Media Office on 28 April 2024 — not forecasts, and not ours.
Approved terminal cost
The cost approved for the new passenger terminal at Al Maktoum International Airport.
Passengers a year
Capacity at full build-out, described as the largest capacity of any airport.
Tonnes of cargo a year
Planned annual freight capacity alongside the passenger terminal.
Airport footprint
Five times the size of Dubai International Airport, with five parallel runways.
Aircraft contact stands
Across four satellite concourses in the completed scheme.
First phase
Sheikh Ahmed bin Saeed said the first phase should be ready within ten years, with capacity for 150 million passengers a year.
The part that matters most to a property buyer is the housing statement. Sheikh Mohammed bin Rashid Al Maktoum said that as a city is built around the airport, demand for housing for a million people will follow; Khalifa Al Zaffin framed it in the same announcement as workforce and residential requirements for over a million people living and working in Dubai South. That is the demand-side argument, stated by the people building it.
It is also an argument with a long fuse. A first phase “within ten years” from an April 2024 announcement is a horizon measured in airport-construction time, not property-cycle time. Anyone buying here on the airport thesis is underwriting a hold of many years and should size the position accordingly. TruHauz Dubai South listings quote roughly 10 minutes to Al Maktoum, 15 minutes to Expo City Dubai and 30 minutes to Dubai Marina — the proximity is real today; the passenger volume is not yet.
Rail, Road and the Honest Position
What is confirmed on the ground, and what is still a line on a masterplan.
Dubai’s first intercity passenger rail station, Al Yalayis, opened on 30 September 2026 — and it is worth being precise about where it is, because a lot of Dubai South marketing is not. Al Yalayis sits beside Jumeirah Golf Estates with a footbridge to the Metro Red Line, up the Jebel Ali corridor from Dubai South rather than inside it. It is the clearest signal yet that intercity rail is real, but it is not a Dubai South station. See our guide to Etihad Rail’s Dubai station at Al Yalayis for what is confirmed and what is not.
Road access is the genuine advantage: Dubai South sits on the Emirates Road and Sheikh Mohammed Bin Zayed Road corridor, which is what makes those drive times plausible. The weakness is the same as in every young Dubai district — the destinations you drive to are mostly still being built. Schools, clinics, supermarkets and the retail that makes a district liveable arrive with the handovers, not before them.
On pricing, the one directional reading we can source comes from a Gulf News report last updated on 10 January 2026, drawing on Bayut and dubizzle data for 2025. It placed Dubai South among the affordable villa locations that recorded growth of over 20% following project completions, and reported that Dubai South four-bedroom units led rent gains in the affordable villa segment after Emaar South handovers. It also grouped Dubai South with Arjan and DAMAC Hills 2 in a band of affordable apartment sale-price gains of 9–25%, without breaking out a Dubai South figure. Treat that as evidence that handovers moved prices and rents here — not as a forecast of what happens next.
Who Dubai South Suits — and Who It Does Not
The case for and against, without the brochure language.
It suits you if
You are buying a long hold on infrastructure. The airport is the thesis. If you can hold through a build-out measured in years rather than quarters, this is the most direct way to own that exposure.
Your budget caps out below the established districts. Entry at AED 585,000 and family townhouses from AED 2.72 million buy more floor area here than the same money does closer in — and several releases are notable for unusually large layouts at the entry end.
You want a developer payment plan rather than a mortgage. Off-plan dominates, with 10% down quoted on the Emaar South releases and 5% on South Bay. If you would rather finance conventionally, read how to get a mortgage in Dubai first, because off-plan lending is a different conversation.
You are a first-time buyer. The entry prices here overlap the segment covered by the Dubai First-Time Home Buyer Programme, worth checking before you reserve.
It does not suit you if
You need rental income from day one. Most stock on the market here is off-plan with handovers scheduled into 2027 and 2028. There is no yield until there are keys.
You are relying on a specific completion date. Handover dates are scheduled, not guaranteed. Know your position before you sign: see what the law gives you on a handover delay و what happens if a project is cancelled.
You are exposed to the supply wave. Concentrated handovers in a single district can press on rents and resale pricing at exactly the moment you want to exit — see Dubai’s 2026–27 handover wave.
You have not costed the carry. Service charges quietly erode a net return, especially in amenity-heavy communities with lagoons and golf courses. Start with service charges in Dubai and the 4% transfer cost in DLD fees in Dubai.
Buying Off-Plan in Dubai South: What Matters
The mechanics are the same across the district. The diligence is what varies.
Verify the developer and the escrow position. Off-plan payments should flow into a project escrow account, not a developer’s general funds. Confirm the project is registered and the escrow in place before any transfer — see Dubai escrow accounts. An off-plan purchase is then recorded through Oqood registration rather than an immediate title deed.
Model the plan, not the headline price. A 90/10 and a 30/70 on the same AED 900,000 unit are different purchases. Write the instalment dates against your own cash flow before you reserve.
Budget the transfer and the carry. The DLD transfer registration fee is 4% of the sale value, split 2% buyer and 2% seller under the published schedule although commonly reassigned to the buyer by contract — the breakdown is in DLD fees in Dubai. Then add the annual service charge, approved and banked through the Mollak system: see how service charges are approved and enforced.
Snag properly at handover, when your leverage is highest — see Dubai snagging and handover rights. Buying from outside the UAE? The end-to-end process is in buying property in Dubai as a foreigner, and the market backdrop in our September 2026 market report.

What We Left Out, and Why
Every area guide you read will quote a Dubai South price per square foot and a rental yield. Here is why this one does not.
At the time of writing, published Dubai South averages from different data providers disagreed by a wide margin — different time windows, different mixes of off-plan and ready stock, and different treatments of mean versus median. We could not retrieve and verify a single authoritative figure directly, so we have omitted the following rather than pick the one that reads best: Dubai South average price per square foot; rental yields by unit type; transaction counts and volumes; year-on-year price growth specific to the district; and price-per-square-foot figures for individual communities within it.
What is here instead: entry and upper release prices from live TruHauz listings, each linked to its source; unit counts, layout sizes, payment structures and scheduled handover quarters from those same releases; the Al Maktoum figures as announced by the Government of Dubai Media Office on 28 April 2024; and the 2025 directional movements reported by Gulf News on 10 January 2026 from Bayut and dubizzle data. If you want a current valuation on a specific unit rather than a district average, see property valuation in Dubai, or ask us and we will pull the comparables. This guide is general information about a property market, not investment, tax or legal advice; confirm the current position on any unit before you commit.
