Janu Residences is a branded off-plan launch by Aman Group at Al Marjan Island, Ras Al Khaimah, from AED 8,500,000, with handover scheduled for Q4 2028.

Property Overview

Janu is Aman Group’s younger, more energetic sister brand, and Janu Al Marjan Island is its first address in the Middle East. The property sits on a shoreline plot on Al Marjan Island, directly across from Wynn Al Marjan Island, with its own 300-metre private beach on one side and Al Marjan Island’s superyacht marina on the other. Two towers rise over a low-rise resort podium: a Janu hotel below, a limited collection of private residences above.

Only 73 branded residences are being released, from one to five bedrooms, alongside a single six-bedroom penthouse and five standalone marina villas. Every layout is designed for indoor-outdoor living, with deep sea-facing terraces and full-height glazing framing the Arabian Gulf. Owners use the hotel the way guests do — wellness centre, beach club, restaurants, concierge — on a private residential lobby and lift core of their own. This is the lowest-density branded release on the island, and the only one carrying an Aman Group name.

The buy case is timing. Wynn Al Marjan Island — the UAE’s first integrated resort and casino — opens in 2027, one year before Janu hands over. Al Marjan Island is being repriced around that opening, and Janu is the ultra-luxury tier of a market that until recently topped out well below it.

Janu Al Marjan Island is developed by North East Island 3 FZ LLC, a joint venture between Marjan LLC — the master developer of Al Marjan Island — and Wynn Resorts, with Aman Group as brand owner and operator. Aman has run ultra-luxury resorts since 1988 and launched Janu in 2024 with Janu Tokyo, which became the city’s second-highest rated hotel behind Aman Tokyo. The buildings are by SCDA Architects, the Singapore practice behind projects in more than 80 locations worldwide.
