Property Overview
Nawayef Heights is the upper tier of Modon’s Nawayef West villa community on Hudayriyat Island — ground-plus-one and basement-plus-ground-plus-one homes perched several metres above the rest of the island, each with a private pool and gym.
West is the older and slightly larger half of Nawayef, launched in May 2024 and now past 20% construction toward a Q4 2027 handover. The elevation is the whole point: from this side the villas look west over open water rather than back across the island, and the plots step down the hillside so neighbours do not sit in each other’s sightlines.

Hudayriyat Island is Abu Dhabi’s sport and outdoor island, a causeway west of the corniche that Modon has spent a decade turning from empty reclaimed land into the emirate’s most active waterfront. Residential releases here are low-density by design and the island has no through traffic.
