About Shione by BEYOND at Dubai Islands
Shione is a new residential project by BEYOND, the residential brand of Omniyat Group, in the SIØRA masterplan on Dubai Islands. It follows Hado as BEYOND’s next launch on the island and is registered with the Dubai Land Department under BEYOND’s subsidiary Lunai Real Estate Development.

Shione is planned as a collection of 1, 2 and 3-bedroom apartments, with reported sizes from about 798 to 2,402 sq ft, plus boutique retail at ground level. The project was submitted to the Dubai Land Department with an estimated project value of AED 656 million. Construction is listed to start in October 2026, with completion currently scheduled for June 2030.
BEYOND has not yet published Shione on its own website, and the official brochure, floor plans and price list have not been released. Early marketing quotes an entry price of about AED 2.4M and a 50/50 payment plan; treat both as indicative until the developer confirms them at launch.
