Property Overview

Talay is the first of two gated villa communities Aldar has released at Marsa Al Saadiyat — 167 standalone four, five and six-bedroom homes on Saadiyat Island, from AED 13,500,000, handing over Q4 2029.

The pricing works out at roughly AED 2,470 to AED 2,540 per sq ft of built area, which for a standalone villa on Saadiyat with beach access is not an outlier — it is the going rate for the island’s best ground. What you are actually buying at that number is scarcity: 167 homes inside a district planned for more than eighteen residential communities, released first, before any of the surrounding supply exists.

Plots run 720 to 800 sqm against built areas of 502 to 630 sqm, so every home keeps real garden rather than filling its plot. Interiors come in a choice of two palettes, Light or Dark. The service charge is quoted at AED 8 per sq ft — about AED 43,000 a year on a four-bedroom, AED 54,000 on a six.

Marsa Al Saadiyat is Aldar’s final masterplan for Saadiyat Island and the largest single announcement in Abu Dhabi’s property history: 744 hectares, 8 km of waterfront, 3.8 million sqm of total GFA, 129 hectares of green open space and more than eighteen residential communities, anchored by a marina and yacht club, a waterfront promenade, wellness clubs, schools, cultural landmarks, hospitality and retail. Talay and Talay Beach are the first two communities released from it.

The villas are contemporary and built around indoor-outdoor living. Aldar commissioned the Emirati artist Abdalla Almulla for bespoke louvre detailing across the homes and for a fountain in the community’s public realm — a level of art direction unusual on a villa release. What makes the address hard to replicate is what surrounds it: residents live alongside the Louvre Abu Dhabi, the forthcoming Guggenheim Abu Dhabi, the Zayed National Museum and the Natural History Museum. There is no comparable cultural concentration in the Gulf.
