Townhouses for Sale in Dubai
What a 3- or 4-Bedroom Really Costs in Each Community
A 3-bedroom townhouse in Dubai costs from about AED 1.7 million in DAMAC Hills 2 to about AED 8.6 million in Dubai Hills Estate. Most family communities sit between AED 3.4 million and AED 4.3 million. Below are median prices by community from Dubai Land Department sales data, budgets for 3- and 4-bedrooms, ready versus off-plan, and the townhouse launches to watch.
What Does a Townhouse Cost in Dubai?
A 3-bedroom townhouse in Dubai costs between roughly AED 1.7 million and AED 8.6 million in 2026, and a 4-bedroom between roughly AED 2.0 million and AED 10.3 million. Those are median sale prices for the 12 months to 1 November 2026, taken from DXBinteract’s Dubai Land Department data. Location explains most of the gap: the further a community is from Sheikh Zayed Road and the established schools, the cheaper each square foot gets.
Townhouses are the most popular way into family housing in Dubai. They give you a garden, two or three floors and a parking space for far less than a standalone villa in the same community. They are also the easiest houses to rent out, because most tenant families in Dubai are looking for exactly that format.
This guide is about townhouses specifically, at every budget. If you are working to a tight budget of AED 1–2.5 million, start with our guide to cheap villas for sale in Dubai, which goes further into that price band.

Ready or Off-Plan: Which Townhouse Should You Buy?
The same 3-bedroom can be a very different purchase depending on when it is handed over.
Keys and rent from day one
You see exactly what you are buying, can move in or let it immediately, and can use a mortgage. Expatriates buying a first home under AED 5 million can usually borrow up to 80% of the value. The trade-off is paying the full price, plus 4% DLD, up front.
Spread the cost, wait for keys
New launches typically ask 10–20% down, with the balance paid during construction and at handover over three to five years. Your money sits in a regulated escrow account, but you carry delivery risk and earn no rent until handover.
The middle route
Buying an off-plan townhouse from an early buyer means a shorter wait and a partly paid plan. You pay the seller’s premium in cash, and the developer’s transfer conditions, such as a minimum percentage paid, must be met first.
Townhouse Launches to Watch in Late 2026
Status as of 1 November 2026
Palm Springs by Nakheel is the launch drawing most attention in the Jebel Ali corridor. Pre-launch broker reports describe a mostly townhouse community of 3- to 5-bedroom homes in Hessyan First, close to Palm Jebel Ali, with Sheikh Zayed Road frontage next to JAFZA. The reported starting price is around AED 3.3–3.8 million for a 3- or 4-bedroom townhouse. There is talk of a 20/40/40 payment plan and a handover around Q1 2031. None of those figures had been confirmed by Nakheel as of 1 November 2026. Treat them as indicative until the official price list is released.
For context, the reported Palm Springs entry price would sit close to ready 3-bedroom townhouses in nearby الفرجان, where the median is about AED 4.3 million. Buyers deciding between the two Nakheel options in the area can read our comparison of Palm Springs and Palm Jebel Ali. To model the deposit and instalments at each reported price point, use the Palm Springs payment plan calculator. Many Dubai launches open with an expression-of-interest stage first, and our guide to how an EOI works for Dubai off-plan explains what you pay and when it is refundable.
Elsewhere, Emaar continues to release townhouse phases at Grand Polo Club and Resort, and DAMAC Lagoons and DAMAC Hills 2 offer the cheapest new-build townhouses. In the south, our guide to Dubai South villas and townhouses covers Emaar South and The Pulse.
Five Things to Check Before You Buy a Townhouse
1. End unit or middle unit. An end unit has one shared wall, more light and usually a larger side garden. It typically sells and rents at a premium to a middle unit in the same row, so compare like with like.
2. Plot and built-up area. Listings quote built-up area (BUA) for the house and plot size for the land. Two 3-bedrooms with the same BUA can have very different gardens. Ask for both figures and check them against the title deed or the off-plan SPA.
3. Service charges. Townhouse communities charge per square foot of BUA, and rates vary widely between master developers. Get the current budget from the RERA service charge index before you offer. Our guide to service charges in Dubai explains how they are set. For the detached end of the market, see our guide to luxury villas and mansions for sale in Dubai.
4. Cooling and utilities. Some communities use district cooling with a separate provider and connection fee, while others use individual units. This changes your monthly costs more than most buyers expect.
5. Freehold and the master developer. Confirm the plot sits in a designated freehold area and which master developer controls the community rules, extensions and fees.
