What is confirmed about Palm Springs, and what is only reported?
Palm Springs is a pre-launch project, so most of what circulates online comes from brokers, not Nakheel. Here is how much weight each figure deserves as of 1 November 2026.

Palm Springs unit types, sizes and indicative prices
The figures below are the ones quoted most often in pre-launch reports. They give a sense of the price band, but they are not a Nakheel price list.
| Home type | Size (sq ft, indicative) | Price (indicative) | Implied AED per sq ft |
|---|---|---|---|
| 3-bed townhouse | ~2,300 | from ~AED 3.3M | ~1,435 |
| 4-bed townhouse | 2,800–3,300 | ~AED 3.8M–4.4M | ~1,335–1,355 |
| 4-bed villa | ~4,400 | ~AED 7M | ~1,590 |
| 5-bed villa | ~5,400 | ~AED 9M–9.5M | ~1,665–1,760 |
AED per sq ft is TruHauz’s arithmetic on the reported figures. TruHauz’s own pre-launch expectation is a starting price of around AED 3.8M; some brokers quote AED 3.3M for the smallest 3-bedroom townhouse. Plot sizes, floor plans and finishes have not been released.
Townhouses: the core of the community
Reports say most of Palm Springs will be 3- and 4-bedroom townhouses of roughly 2,300 to 3,300 sq ft. At about AED 3.3M–4.4M, that puts them in the same price band as resale 3-bedroom villas in الفرجان and new townhouses in دبی ساوت, but with a Nakheel master community and Sheikh Zayed Road access.
Villas: a limited release
A smaller number of 4- and 5-bedroom standalone villas, about 4,400 to 5,400 sq ft, are reported at roughly AED 7M–9.5M. That is around a third of the entry price of a villa on پالم جبل علی, where Nakheel’s beach villas start near AED 18M–29M.
What is the Palm Springs payment plan?
The plan quoted in pre-launch reports is a 60/40 plan: 20% on booking, 40% during construction and 40% on handover. Nakheel has not confirmed it, and launch plans sometimes change in the final week.
| Example: AED 3.8M 4-bed townhouse | Share | Amount (AED) |
|---|---|---|
| DLD fee at registration | 4% | 152,000 |
| Booking payment | 20% | 760,000 |
| During construction (2027–2030) | 40% | 1,520,000 |
| On handover (~Q1 2031) | 40% | 1,520,000 |
| Total before admin fees | 104% | 3,952,000 |

Where is Palm Springs, and how connected is it?
Palm Springs is reported to be in Hessyan First, a mainland district of Jebel Ali beside Sheikh Zayed Road (E11), in the corridor between Dubai Marina and the Abu Dhabi border. Nakheel has not yet released a site map, so treat the exact plot as unconfirmed.
پالم جبل علی
Nakheel’s second palm island, being built just off the Jebel Ali coast with beach villas handing over from 2027–2030. Palm Springs is marketed as the mainland, lower-priced neighbour. Palm Jebel Ali guide.
خیابان شیخ زاید (E11)
Reported road frontage on the E11 gives a direct run north to Dubai Marina, JLT and Downtown, and south towards Abu Dhabi.
JAFZA & Jebel Ali Port
Jebel Ali Free Zone is one of the region’s largest employment hubs, which supports family rental demand close to work. See Jebel Ali property for sale.
فرودگاه بینالمللی آل مکتوم
Dubai approved a AED 128 billion expansion of Al Maktoum (DWC) in April 2024, planned to become Dubai’s main airport. The wider دبی ساوت area is expected to benefit.
Expo City Dubai & Dubai Parks
Expo City Dubai and the Dubai Parks and Resorts leisure district sit in the same southern growth corridor.
Schools and retail
Established villa communities nearby, such as الفرجان, Jebel Ali Village and Discovery Gardens, already have schools, Ibn Battuta Mall and Metro access. Palm Springs’ own facilities are not announced.

Drive times are not given here because Nakheel has not confirmed the plot or its road access. We will add them with the official site plan.

To judge the reported Palm Springs prices, we compared them with what villas and townhouses actually sell for in neighbouring communities, using DLD-based transaction data.

What the numbers say
At an implied AED 1,335–1,435 per sq ft for townhouses, the reported Palm Springs prices sit below resale Al Furjan (AED 1,760) and Jebel Ali Village (AED 1,950), and close to Dubai South (AED 1,280). Launch pricing for a new Nakheel community usually opens near or below the established neighbours and then tracks them as the community fills in.
What to weigh against it
Al Furjan and Jebel Ali Village are finished, with Metro, schools and rent coming in today at around 7% gross. Palm Springs is a 2031 handover with no rent for four years and amenities not yet announced. If the final price list lands above AED 1,700 per sq ft, the value case against ready Al Furjan narrows.

Who is Nakheel?
Nakheel is a Dubai government-linked master developer, now part of Dubai Holding Real Estate. It created Palm Jumeirah, Jumeirah Islands, Jumeirah Park, Jumeirah Village, Al Furjan and Jebel Ali Village, and is now building Palm Jebel Ali and Dubai Islands.
For buyers, the relevance is twofold: Nakheel controls large land banks in Jebel Ali, and its earlier communities in the area (Al Furjan, Jebel Ali Village) are now among the stronger-yielding villa areas in Dubai. See all its current launches in our Nakheel properties guide.

How do I register for Palm Springs before launch?
- Register interest (EOI). Before a Nakheel launch, buyers usually submit an expression of interest through an authorised agent, sometimes with a refundable deposit, to get priority at unit selection. Read how EOIs work in Dubai before you pay anything.
- Get the launch pack. On launch day you receive the official price list, floor plans, plot sizes and the confirmed payment plan.
- Choose and reserve. Pick a unit, sign the reservation form and pay the booking amount directly to Nakheel’s project escrow account, never to a personal account.
- Sign the SPA and register. Sign the Sales and Purchase Agreement, pay the 4% DLD fee and register the contract on Oqood.
- Pay through construction. Pay construction instalments as Nakheel issues demand notices, then the final balance (or mortgage) at handover.
Check the project on the DLD/RERA register once it is issued, and confirm the plot, completion date and grace period in your SPA. Buying from abroad? Read buying property in Dubai as a foreigner و freehold areas in Dubai.
