Villas for Rent in Dubai
Community Rents, the New-Versus-Renewal Split, and the Costs a Flat Does Not Have

The villa rental market has done something unusual in 2026: it has moved in two directions at once. Advertised rents have fallen across most communities and new tenancies are being signed for less than they were a year ago, while sitting tenants have seen renewals rise by double digits. Here are the Q3 2026 figures community by community, the split that explains them, and the running costs that make a villa a different financial proposition from an apartment.

The Split

Two Markets, One Asset Class

Anyone looking at villas for rent in Dubai right now is reading contradictory headlines, and both sets are correct. They describe different transactions.

Emirates 24|7 reported on 16 October 2026 that new villa contracts in Q3 averaged AED 200,000, down from AED 225,000, در حالی که renewed villa rents rose 10.3% to AED 194,040. A landlord letting to a new tenant is accepting less than a year ago. A landlord renewing with a sitting tenant is charging more. The article did not name the source of those figures, so we quote them as reported and dated rather than attributing them to any particular index.

The mechanism is straightforward once you see it. Rents ran up hard through 2024 and 2025, then new supply arrived and the open market softened. Sitting tenants, meanwhile, are often still paying rents agreed before the run-up, which puts them below the Dubai Land Department rental index benchmark and gives their landlords legal room to increase. The agents quoted in that report described the divergence as a more competitive market rather than a general decline, and in some communities called the fall in new-contract rents a positive price correction.

What this means for you depends entirely on which side you are on. If you are moving, the market is working in your favour and the advertised rent is a starting point. If you are renewing, your protection is not the softening market — it is Decree No. 43 of 2013 and the rental index, which cap what your landlord may ask. Those two situations call for completely different conversations.

Source: Property Finder Q3 2026 rental data, as published by mid-east.info on 14 October 2026 and reported by Khaleej Times on 18 October 2026. Figures are median advertised annual rents, not transacted rents. Khaleej Times describes Dubai Hills Estate as the one community that recorded neither a rise nor a fall year on year; the published table shows it essentially flat.

Read the two outliers carefully. Al Furjan is the only community showing a substantial rise, and Khaleej Times reported that the 15.15% figure is partly a composition effect: more five-bedroom villas entered the advertised mix. Four-bedroom villa rents in Al Furjan rose 9.4%, which is the cleaner like-for-like comparison. Dubai Hills Estate held flat on the headline, and Khaleej Times noted that five of its six comparable villa types declined or stayed level — so even a flat community average can conceal falls in the specific size you want. This is the single best argument for comparing like with like rather than trusting a community average. Our area guides to الفرجان, املاک تپه‌های دبی و دبی ساوت cover what each actually offers.
Size and Format

Villa, Townhouse or House

The words are used loosely in Dubai listings, and the difference changes both the rent and the running costs.

A standalone villa sits on its own plot, usually with a private garden and sometimes a private pool, and carries the full maintenance burden of a house. A townhouse shares one or both side walls, sits on a smaller plot and typically falls a tier below the villa rents in the same community. Listings for a house for rent in Dubai generally mean one of these two; the emirate has very little of the detached older housing stock that the word implies elsewhere. Our guide to townhouses in Dubai sets out the format difference in detail.

On demand, the pattern is the mirror image of the apartment market. Property Finder found that three- or four-bedroom homes drew the largest share of renter enquiries in eight of the ten villa communities it analysed, against studios and one-beds dominating most apartment districts. Family-sized villas are where villa competition concentrates, which means a two-bedroom townhouse or a five-bedroom villa will often sit on the market longer — and a longer void is exactly what creates room to negotiate.

The spread between communities is extreme in a way the apartment market is not. In Q3 2026 the median advertised villa rent ranged from AED 175,000 in Dubai South to AED 1,500,000 on Palm Jumeirah: a factor of more than eight across the same table. Location, not specification, does most of the work in a Dubai villa rent, and a budget that looks impossible in one community is comfortable two junctions along the same road.

If you are weighing renting against buying the same format, our guides to luxury villas for sale in Dubai و cheaper villas for sale in Dubai cover the purchase market at both ends, and villas in Palm Jumeirah covers the community at the top of the table above.

The Real Budget

What a Villa Costs That an Apartment Does Not

Tenants who move from a flat to a house almost always underestimate this column, because the rent is the part that gets compared.

The single clause worth reading twice in a villa tenancy is the maintenance clause. In an apartment, most of the building is somebody else’s problem; in a villa, the garden, the pool pump, the external paintwork and the air-conditioning plant all belong to somebody, and the contract decides who. Get the division written down before signing, and get the condition of the garden and pool photographed at move-in, because the security deposit argument at the end of a villa tenancy is usually about grounds rather than walls. Our guides to landlord and tenant maintenance obligations, ، ضا rental security deposit و home insurance in Dubai cover where the lines fall. The costs that arrive regardless are the 5% Dubai Municipality housing fee on your DEWA bill and Ejari registration at AED 177.75 online.

If You Are Renewing

Why Your Renewal Went Up While the Market Went Down

The double-digit rise in renewed villa rents is not a landlord ignoring the market. It is the rental index working exactly as designed.

Rent increases on renewal are governed by Decree No. 43 of 2013. It compares your current rent with the Dubai Land Department rental index average for similar homes in your area and sets the maximum permitted increase on a five-step scale: no increase where your rent is up to 10% below the benchmark, 5% where it is 11% to 20% below, 10% at 21% to 30% below, 15% at 31% to 40% below, and 20% where it is more than 40% below. Twenty per cent is the ceiling however large the gap, which is why closing a deep gap takes several renewal cycles rather than one.

A long-standing villa tenant who held the same house through 2024 and 2025 is very often sitting well below the index average, and that gap is what produces a legal double-digit increase in the same quarter that new-let rents are falling. The remedy is not to argue that the market has softened. It is to check the benchmark, because the index is built on registered contracts in your community for your unit type, and the softening does feed into it — just with a lag.

Two procedural points matter as much as the percentage. A landlord must give 90 days’ written notice of any change to rent, and 12 months’ notice to require a tenant to vacate at the end of a term. An increase proposed later than ninety days before renewal has not been validly proposed. You can check the benchmark through the DLD website, Dubai REST or DubaiNow against the Smart Rental Index, which the Dubai Land Department launched on 2 January 2025; announcing it, Majid Al Marri, CEO of the Real Estate Registration Sector at the DLD, noted that registered rental contracts exceeded 900,000 in 2024, an 8% rise on the previous year.

The Other Side

If You Are the Landlord Rather Than the Tenant

Villas rent for far more than apartments and yield considerably less. Both halves of that sentence matter when buying one to let.

4.90% to 6.10%

Villa yields, selected communities

Gulf Today, reporting Bayut’s Q3 2026 figures on 28 October 2026, put estimated villa yields at 4.90% in Al Barari, 5.50% in Jumeirah Golf Estates and Tilal Al Ghaf, 5.70% in DAMAC Lagoons and 6.10% in The Sustainable City.

7.10% to 9.50%

Apartment yields, for comparison

The same report put mid-tier apartment yields at 7.10% in Jumeirah Village Circle and 7.40% in Town Square, and affordable apartment yields at 8.40% in Remraam, 8.50% in Discovery Gardens and 9.50% in Dubai Investments Park.

Void risk

Fewer tenants, longer gaps

A villa at AED 400,000 a year has a far smaller tenant pool than four apartments at AED 100,000, and one empty month costs proportionally more. Supply has grown, so void periods need pricing into any villa letting assumption.

خلاصه: villas are bought for capital growth and lifestyle demand far more than for income, and the yield gap against apartments in the figures above is the arithmetic reason. A buy-to-let case for a villa therefore has to survive a longer void assumption and a bigger maintenance line than the equivalent apartment case. We have deliberately not published service charge, landscaping or pool maintenance figures on this page, because we have no current citable source for them — ask for the actual service charge statement and the last twelve months of maintenance invoices on the specific property instead. The method for turning a headline rent into the figure you keep is in our guide to rental yield and ROI in Dubai, and the recurring owner cost that most often erodes it in our guide to service charges.

پرسش‌های متداول

The questions tenants and landlords ask most often about renting a villa in Dubai in 2026.

How much does it cost to rent a villa in Dubai?+
Villa rent in Dubai is quoted annually and the range between communities is very wide. Property Finder data for Q3 2026, published by mid-east.info on 14 October 2026, put median advertised annual rents at AED 175,000 in Dubai South, AED 200,000 in Jumeirah Village Circle, AED 225,000 in The Springs, AED 300,000 in Arabian Ranches 3, AED 379,999 in Al Furjan, AED 380,000 in Jumeirah Park, AED 450,000 in Al Barsha, AED 525,000 in Dubai Hills Estate, AED 850,000 in Mohammed Bin Rashid City and AED 1,500,000 on Palm Jumeirah. Those are advertised prices rather than agreed rents, so read them as the top of a negotiating range.
Are villa rents falling in Dubai?+
Advertised villa rents have fallen in most communities, while renewals have risen. Property Finder reported that median advertised annual rents declined year on year in eight of the ten villa communities it tracks for Q3 2026, with Dubai Hills Estate essentially flat and Al Furjan up 15.15%, a figure Khaleej Times attributed partly to more five-bedroom villas entering the advertised mix. Separately, Emirates 24|7 reported on 16 October 2026 that new villa contracts in Q3 averaged AED 200,000, down from AED 225,000, while renewed villa rents rose 10.3% to AED 194,040. New tenancies are getting cheaper; renewals are getting more expensive.
Why did my villa renewal go up when the market is down?+
Because a renewal is benchmarked rather than negotiated. Decree No. 43 of 2013 sets the maximum increase by reference to how far your current rent sits below the Dubai Land Department rental index average for similar homes in your area, not by reference to where the open market has moved since. A tenant who held the same villa through the strong years of 2024 and 2025 is often well below that benchmark, which gives the landlord legal room to increase even while new lets are being signed for less. Check the benchmark for your community and villa type before accepting the figure, because the softening market does feed into the index, with a lag.
What is the difference between a villa and a townhouse in Dubai?+
A standalone villa sits on its own plot, usually with a private garden and sometimes a private pool, and the occupier carries the full maintenance burden of a house. A townhouse shares one or both side walls, sits on a smaller plot and normally rents for less than a villa in the same community. Listings advertising a house for rent in Dubai generally mean one of these two formats. The practical difference is not only the rent: a standalone villa with grounds and a pool brings landscaping, pool plant and external maintenance questions that a townhouse brings in a much smaller form or not at all.
What extra costs come with renting a villa rather than an apartment?+
Several, and they are mostly larger. The refundable DEWA security deposit is AED 4,000 for a villa against AED 2,000 for an apartment, plus non-refundable activation fees of AED 155, with supply connected within 15 working hours. Cooling a whole house costs more than cooling a flat, and where a community runs district cooling it is billed outside your DEWA account. Garden and pool upkeep, air-conditioning servicing and the threshold at which a repair becomes the landlord responsibility are all matters for the tenancy contract rather than for law, so they need to be written down before signing. Ejari registration is AED 177.75 online and the Dubai Municipality housing fee is 5% of the annual rent in your registered contract, in twelve instalments on the DEWA bill.
Do villas or apartments give a better rental yield in Dubai?+
On the figures published for Q3 2026, apartments yield more. Gulf Today, reporting Bayut data on 28 October 2026, put estimated villa yields at 4.90% in Al Barari, 5.50% in Jumeirah Golf Estates and Tilal Al Ghaf, 5.70% in DAMAC Lagoons and 6.10% in The Sustainable City, against mid-tier apartment yields of 7.10% in Jumeirah Village Circle and 7.40% in Town Square and affordable apartment yields of 8.40% in Remraam, 8.50% in Discovery Gardens and 9.50% in Dubai Investments Park. Villas are generally bought for capital growth and family demand rather than income, and a villa letting case also has to absorb a smaller tenant pool, longer potential voids and a heavier maintenance line.
