Property for Sale in JVC Dubai (2026)
Prices, Rental Yields and the Best Projects to Look At
Jumeirah Village Circle is the busiest mid-market community in Dubai. It has more homes for sale and more rental deals than almost anywhere else in the city. This guide covers what property for sale in JVC Dubai costs in 2026, what it rents for, what you pay each year to own it, and how to pick a building when there are hundreds that look alike.
What JVC Is, and Why It Sells
Jumeirah Village Circle (JVC) is a freehold master community that Nakheel launched in 2005. It covers more than 870 hectares and sits inside a triangle of three major roads: Al Khail Road (E44), Sheikh Mohammed Bin Zayed Road (E311) and Hessa Street. The plan is a ring of numbered districts. Most addresses are given as “District 12” or “District 15”. Inside the ring you find low- and mid-rise apartment buildings, a smaller number of villas and townhouses, neighbourhood parks, schools, and Circle Mall.
Buyers keep coming back to JVC for one reason: price. You can buy a new studio or one-bedroom here for much less than in Dubai Marina, Business Bay or Downtown. You are still 15–25 minutes by car from those districts, Al Barsha and Dubai Hills, depending on traffic. Tenants choose JVC for the same reason, which keeps rental demand high. Bayut’s H1 2026 reports name JVC the leading mid-tier community for buyers and for apartment tenants.
Below you will find current price and rent figures with their sources, typical running costs, the sub-areas and projects worth knowing, and a plain list of pros and cons. Every figure is attributed. Where sources disagree, we give a range instead of picking one number.

Apartments for Sale in JVC: What They Cost
Apartments make up most of what is for sale in JVC. Property Finder showed roughly 9,400 homes listed in October 2026, and about 8,700 of them were apartments. Asking prices and agreed prices are not the same thing. Use this table to get a feel for the market, then check recent registered sales for the building you are considering.
| Unit type | Typical asking range | Example new-launch price | Average annual rent (H1 2026) |
|---|---|---|---|
| استودیو | AED 425,000 – 800,000 | AED 699,888 (312 sq ft, Valore) | AED 54,000 |
| یکخوابه | AED 1.05M – 1.19M | AED 1,100,888 (629 sq ft, Valore) | AED 79,000 |
| ۲ اتاق خواب | AED 1.8M – 3M | AED 1,880,000 (1,280 sq ft, SOL Terra Gardens) | AED 113,000 |

Asking ranges from Property Finder’s JVC sale listings, October 2026. New-launch prices are the developers’ released prices as published on TruHauz project pages. Rents are from Bayut’s Dubai Rental Market Report H1 2026 (published 22 September 2026). Treat all figures as indicative.
Price per square foot. Different sources give different averages, but they fall in a fairly narrow band. Bayut’s price index put JVC apartments at roughly AED 1,500 per sq ft in mid-2026, up slightly (under 2%) on a year earlier. Property Finder’s listing data showed about AED 1,530 per sq ft in asking prices in October 2026. Our own Dubai property prices guide uses AED 1,473. New launches sit at the top of this range or above it. The Valore studio above works out to more than AED 2,200 per sq ft, because the smallest units always carry the highest rate per foot. Older ready buildings often trade well below the average.
That spread is useful to understand. It means a buyer comparing a new-launch one-bedroom with a seven-year-old resale one-bedroom in the same district is often looking at a gap of several hundred dirhams per foot. Part of that gap is paid for by the newer building’s amenities and lower near-term maintenance, and part of it is the premium for a payment plan. Neither is automatically the better deal.
JVC Rental Yield: What You Actually Earn
JVC is known for yield. Property Finder’s JVC pages quote 7% to 8% gross across property types. Most other 2026 market commentary puts studios and one-bedrooms at the top of that band and larger units lower. Smaller units earn more per dirham because rents do not rise in step with size.
You can check the numbers yourself with the Bayut rent averages. A one-bedroom bought at AED 1,100,000 and let at the H1 2026 average of AED 79,000 a year gives a gross yield of about 7.2%. A resale studio bought at AED 650,000 and let at the AED 54,000 average gives about 8.3%. These are worked examples, not quotes. Your real figure depends on your price and your building.
Gross yield is not what lands in your account. From it you subtract service charges, letting and management fees, maintenance, and any empty weeks between tenants. On a typical JVC apartment that takes the net figure down by roughly 1.5 to 2.5 percentage points. Our rental yield and ROI guide walks through the full calculation.
Service charges in JVC
Service charges in JVC are low by Dubai standards, but they vary a lot from building to building. Published agency guides for 2026 mostly place JVC apartments somewhere between AED 10 and AED 22 per sq ft per year. Buildings with bigger amenity decks, more lifts or hotel-style services sit at the top end. On a 700 sq ft one-bedroom, that means roughly AED 7,000 to AED 15,400 a year, which is a big swing in your net yield. Each building’s approved rate is published through the Dubai Land Department’s service charge index (Mollak). Ask for the exact figure for the unit before you agree a price.

JVC Off-Plan Projects and Ready Buildings Worth Knowing
More than 30 developers are building in JVC, so this is a starting point, not a ranking — for the emirate-wide picture, see our ranking of the top real estate developers in Dubai on 2026 sales data. Below are current launches and established projects listed on TruHauz, along with what makes each one different.
Choosing a sub-area. JVC is not one market. It is a set of small micro-markets. Buildings that face a park or sit close to the ring road and the main exits usually rent faster than buildings deep inside the circle on narrow internal streets. Walking distance to Circle Mall, schools and the larger parks is a plus for families. Short-let investors care most about easy access to Al Khail Road and Sheikh Mohammed Bin Zayed Road. Before you choose a district, check the street the building is on and what is being built opposite it. A view you pay for today can be blocked by a new tower in two years.
JVC villas and townhouses for sale. These make up a small share of what is listed. Property Finder showed roughly 200 villas and 190 townhouses for sale against more than 8,700 apartments in October 2026. Asking prices ran from about AED 2M to AED 4.5M for townhouses and from AED 5M upward for independent villas. Because the stock is so small, there are few comparable sales. An independent valuation matters more here than for an apartment.
Is JVC a Good Investment?
For most yield-focused buyers the answer is yes, if you pick the building carefully. Here are the three strengths and the three risks that matter most.
Among the highest in established Dubai
Entry prices are lower and tenant demand is deep, which keeps gross yields around 7–8%. That is above what prime waterfront communities typically deliver.
Easy to resell and to let
JVC has thousands of transactions a year and a broad buyer pool, so an exit is rarely a problem. Mid-market tenants keep vacancies short in well-run buildings.
Low ticket, flexible plans
New-launch studios start under AED 750,000, often on 50/50 or post-handover payment plans. That makes JVC one of the easiest first purchases in Dubai.
A heavy handover pipeline
Thousands of new units are due in 2026–2027. Expect older buildings to compete harder for tenants, and do not assume rents will keep rising.
No metro, busy exits
There is no Metro station inside JVC, and the internal roads and exits get congested at peak hours. Residents rely on cars, taxis and buses.
Hard to stand out
Many JVC buildings look alike, so build quality, the developer’s track record and how well the building is managed decide which units hold their value.
How to Buy Property in JVC, and What It Costs
JVC is a freehold area, so foreign buyers can own property here outright with no residency requirement. A ready resale purchase usually runs like this: you agree a price and sign the Form F (MOU) with a 10% deposit cheque, the seller gets a developer NOC, and the transfer is completed at a registration trustee office. With financing in place, a cash deal often closes in about a month and a mortgage deal takes longer. For off-plan, you sign the developer’s sale agreement, pay the booking amount, and the unit is registered on the Oqood register.
On top of the price, budget for the Dubai Land Department’s 4% transfer fee, plus the registration trustee and title deed fees, plus the agency commission on resales (usually 2%). Every line is itemised in our guide to DLD fees in Dubai. If you are financing, banks generally lend less to non-residents than to residents. See how to get a mortgage in Dubai for loan-to-value limits and paperwork. A JVC purchase of AED 2 million or more, alone or combined with other property, can also qualify you for the 10-year ویزا طلایی امارات.
