What Is Marsa Al Saadiyat?
On 22 July 2026, in the presence of Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi, Aldar Properties unveiled Marsa Al Saadiyat — the most ambitious single masterplan in the history of Abu Dhabi’s real estate sector. With a gross development value of AED 100 billion, it is also one of the largest privately-led urban developments ever announced anywhere in the world.
The name itself — “Marsa” meaning harbour in Arabic — signals the project’s character: a community built around water, movement and the sea. Stretching across 6.4 million square metres of Saadiyat Island’s northwestern coastline, Marsa Al Saadiyat is conceived as the final and defining act in the decades-long story of Saadiyat Island’s transformation into one of the world’s great cultural and residential addresses.
