Top Real Estate Developers in Dubai
Ranked on 2026 Sales Data — and What the Ranking Cannot Tell You

Almost every “top developers in Dubai” list is a popularity contest. This one is built on reported 2026 transaction data: who sold the most by value, who sold the most by unit count, and what the gap between those two numbers says about the kind of buyer each developer actually serves. We also set out, plainly, what sales data does not measure — because delivery record and build quality are the parts that decide whether your purchase works out.

📊 Jan–Aug 2026 Sales Data 🏢 13 Developers Covered 🔍 Sources Named and Dated

Methodology

Where These Numbers Come From

Read this part first. A developer ranking is only as good as its sourcing, and most of the ones you will find online do not say where their figures came from.

The ranking below uses two published datasets, both derived from Dubai transaction records via the DXB Interact platform rather than compiled by us:

Dataset one — sales value and sales volume, 1 January to 31 August 2026. Published by Engel & Voelkers in a developer guide last updated on 17 September 2026, citing DXB Interact. This is the source for the main tables.

Dataset two — residential sales by segment, 2026 year to date. A fäm Properties report based on DXBinteract data, reported on 26 July 2026, which splits each developer’s activity into luxury (above AED 15 million) and affordable (below AED 2 million) bands. This is the source for the segment analysis.

Three honest caveats. First, these are secondary compilations of transaction data, not figures we obtained from the Dubai Land Department directly, and we have not attributed them to DLD. Second, the two datasets cover different end dates, so their numbers for the same developer differ — we have labelled every period rather than blending them. Third, and most important: sales value is a measure of commercial success, not of build quality or delivery reliability. A developer can top this table and still hand you a late, poorly finished unit. The section near the end on what a ranking cannot tell you is the one that protects your money.
The Ranking

Top 10 Dubai Developers by Sales Value

1 January to 31 August 2026, as published by Engel & Voelkers on 17 September 2026 citing DXB Interact. The final column is our own arithmetic, shown as an illustration — see the note below the table.

How the last column was calculated, and why it is an illustration only. We divided each developer’s reported sales value by its reported number of sales over the same period — so for Emaar, AED 32.3 billion divided by 6,039 sales gives roughly AED 5.35 million. It is a crude average across every unit type a developer sold, from studios to signature villas, and it is not a price list or a valuation for any individual home. Treat it as a quick read on where a developer sits in the market, nothing more. The sales-volume figures for Meraas (986), Nakheel (971) and BEYOND (1,545) are stated in the Engel & Voelkers text rather than in its volume table.

The spread in that last column is the single most useful thing in this guide. Emaar sold roughly half as many units as Azizi and took in three times the money. Meraas and Nakheel between them did fewer than 2,000 sales and still placed sixth and seventh by value. These are not competitors; they are different businesses selling to different buyers. “Best developer in Dubai” is therefore not a meaningful question — “best developer for the thing I am trying to buy” is.

By Volume

Top 10 by Number of Sales

Same source and period. Three names appear here that do not make the value top ten — which tells you exactly where they operate.

Samana, Danube and Reportage sell in serious numbers without reaching the value top ten, which places them firmly in the accessible end of the market. That is a legitimate position, not a criticism — it is where a large share of Dubai’s investor demand actually sits, and it is the segment our guides to studio apartments for sale in Dubai و cheap villas for sale in Dubai cover. You can see current releases from these names on TruHauz, including Ivy Gardens 2 by Samana و Bayz 102 by Danube.

Segments

Who Dominates Luxury, and Who Dominates Entry Level

From the fäm Properties report of 26 July 2026, based on DXBinteract data for 2026 to date. Luxury is defined as above AED 15 million, affordable as below AED 2 million.

AED 8.4B

Emaar — luxury

387 transactions above AED 15 million, alongside AED 30.6 billion of overall residential sales. Reported as 83.2% higher in value than DAMAC.

AED 6.9B

H&H — luxury

178 luxury transactions. A small portfolio concentrated almost entirely at the top of the market.

AED 6.5B

OMNIYAT — luxury

212 luxury transactions. Ultra-prime and branded residences rather than community-scale development.

AED 6.6B

Azizi — affordable

8,095 transactions below AED 2 million, out of 8,411 residential sales in total over the period.

AED 4.5B

Binghatti — affordable

Part of 4,268 residential transactions over the period. Volume concentrated under the AED 2 million line.

AED 2.5B

DAMAC — affordable

2,247 transactions below AED 2 million, out of AED 16.7 billion of overall residential sales.

Note what Azizi’s split reveals: of 8,411 residential sales in that period, 8,095 were below AED 2 million. That is a business built almost entirely on the entry segment. At the other extreme, H&H booked AED 6.9 billion across 178 luxury transactions. Both are successful; neither is a substitute for the other. OMNIYAT’s prime work on TruHauz includes Lumena by OMNIYAT.

The fäm report also put the combined top ten at 36,808 residential transactions worth AED 86.8 billion for the period — a useful reminder that a handful of names account for a very large share of what trades in this market.

Due Diligence

What a Sales Ranking Cannot Tell You

The most important developer questions are not answered by any table on this page. Here is how to answer them yourself.

Does it deliver on time? Sales value says nothing about handover dates. Of the developers above, only DAMAC had a delivered-units figure stated in our source. Ask for a specific completion history on comparable projects, in writing, and understand your remedies before you sign: see what the law gives you on an off-plan handover delay و what happens when a project is cancelled.

Is your money protected? Off-plan payments should sit in a project escrow account rather than a developer’s general funds. This matters far more than a developer’s position in a league table — read how Dubai escrow accounts work, ، و Oqood registration for how the purchase itself is recorded before title.

How good is the finish? This is where vertical integration, as at Sobha, is a genuine differentiator rather than marketing. Whatever the brand, your leverage peaks in the window between completion notice and final payment — use it, with Dubai snagging and handover rights.

What will it cost to own? Amenity-heavy communities carry higher recurring costs, and the service charge is the line that quietly erodes a net return. See service charges in Dubai, the approval route in Mollak, and the 4% transfer cost in DLD fees in Dubai.

Is the payment plan as good as it looks? High-volume developers compete on payment structure as much as price, and a deferred plan is not free money. Read how post-handover payment plans actually work before you treat the plan as the deciding factor.

What happens to resale when everyone hands over at once? Developer concentration in a single district is a real risk to your exit. Our analysis of Dubai’s 2026–27 handover wave covers the mechanism, and our Dubai South guide shows what it looks like in the district where it is most concentrated.

Ready or off-plan? Most of the sales in the tables above are off-plan. If you have not weighed that choice, start with off-plan versus ready property in Dubai.

What We Left Out, and Why

The gaps in this guide are deliberate, and knowing where they are makes the rest more useful.

We have omitted: units delivered for every developer except DAMAC, because no other delivery figure was available from a source we could verify; full-year 2025 developer rankings, because the published 2025 figures we found disagreed materially between sources; average handover delay by developer; customer-satisfaction or complaint data; market-share percentages; and any figure attributed directly to the Dubai Land Department, since our datasets are secondary compilations of transaction data via DXB Interact rather than DLD publications. We have also not ranked developers on build quality, because we have no measurable, sourced basis on which to do so — descriptions of what each is known for come from the Engel & Voelkers guide and are characterisations, not scores.

What is here: sales value and sales volume for 1 January to 31 August 2026 as published by Engel & Voelkers on 17 September 2026 citing DXB Interact; the luxury and affordable segment split from the fäm Properties report of 26 July 2026 based on DXBinteract data; DAMAC’s stated delivery total of over 48,000 units; portfolio and flagship-community descriptions from the same Engel & Voelkers guide; and one clearly labelled calculation of our own, the average-per-sale column. For the wider market context in which to read all of it, see our September 2026 Dubai market report و Dubai property prices by area.

This guide is general market information, not investment advice, and it is not an endorsement or criticism of any developer named. Rankings move every quarter; confirm the current position and the specific project before you commit.

پرسش‌های متداول

What buyers ask most often when comparing Dubai property developers.

Who is the biggest real estate developer in Dubai?+
By sales value, Emaar Properties. Over 1 January to 31 August 2026, Engel and Voelkers published figures citing DXB Interact showing Emaar first at AED 32.3 billion, ahead of DAMAC Properties at AED 18.2 billion and Azizi Developments at AED 10.6 billion. By number of sales over the same period the order changes completely: Azizi led with 12,256 sales, ahead of DAMAC at 7,102 and Emaar at 6,039. So the answer depends on which measure you mean. Emaar is the largest by money, Azizi by unit count, and the gap between those two rankings is the clearest single indicator of which part of the market each one serves.
What are the top 10 real estate companies in Dubai by sales value in 2026?+
On the figures published by Engel and Voelkers on 17 September 2026 citing DXB Interact, for 1 January to 31 August 2026, the top ten by sales value were: Emaar Properties at AED 32.3 billion, DAMAC Properties at AED 18.2 billion, Azizi Developments at AED 10.6 billion, Binghatti at AED 9.3 billion, Ellington Properties at AED 8.7 billion, Meraas at AED 7.9 billion, Nakheel at AED 7.4 billion, BEYOND at AED 7.3 billion, Sobha Realty at AED 7.0 billion and Imtiaz Developments at AED 4.1 billion. Three high-volume names that sold strongly without reaching the value top ten were Samana at 2,197 sales, Danube at 1,946 and Reportage at 1,880.
Which Dubai developer is best for a first investment under AED 2 million?+
The developers with the deepest activity under that line are the high-volume names. A fäm Properties report of 26 July 2026, based on DXBinteract data, found Azizi recorded 8,095 transactions below AED 2 million worth AED 6.6 billion, out of 8,411 residential sales in total over the period; Binghatti recorded AED 4.5 billion in the same band as part of 4,268 residential transactions; and DAMAC recorded 2,247 transactions below AED 2 million worth AED 2.5 billion. Samana, Danube and Reportage also sell in volume in this segment. Which of them is right for you is a question about the individual project, its payment plan and its service charge rather than the brand, so compare at project level and check the escrow and handover position before you reserve.
Which developers dominate luxury property in Dubai?+
In the luxury band, defined as transactions above AED 15 million, the fäm Properties report of 26 July 2026 based on DXBinteract data put Emaar first with 387 transactions worth AED 8.4 billion. It was followed by two specialists with far fewer deals and comparable value: H and H with 178 luxury transactions worth AED 6.9 billion, and OMNIYAT with 212 luxury transactions worth AED 6.5 billion. Meraas and Nakheel also sit high by value on very low volume over the January to August 2026 period, at AED 7.9 billion from 986 sales and AED 7.4 billion from 971 sales respectively, which places both squarely at the prime end.
Is the top-selling developer necessarily the best one to buy from?+
No, and this is the most important caveat on any developer ranking. Sales value measures commercial success. It does not measure whether a developer delivers on schedule, how well a unit is finished, how the service charge is set, or how it behaves when something goes wrong. Of the developers covered here, only DAMAC had a delivered-units figure available in our source, at over 48,000 units. Before buying off-plan from any developer regardless of rank, confirm the project escrow account is in place, understand how the purchase is registered through Oqood, ask for a written completion history on comparable projects, and know your remedies on delay or cancellation. Sobha’s vertically integrated model, where design, engineering, construction and finishing are controlled in-house, is one of the few build-quality claims in this market with a structural basis behind it.
Where does this developer ranking data come from?+
Two published datasets, both secondary compilations of Dubai transaction data via the DXB Interact platform rather than figures we obtained from the Dubai Land Department directly. The sales value and volume tables come from a developer guide published by Engel and Voelkers, last updated on 17 September 2026, citing DXB Interact and covering 1 January to 31 August 2026. The luxury and affordable segment analysis comes from a fäm Properties report reported on 26 July 2026, based on DXBinteract data for 2026 year to date. Because the two cover different end dates, their figures for the same developer differ, and we have labelled each period rather than blending them. The average-per-sale column in the main table is our own arithmetic, sales value divided by number of sales, shown as an illustration only.
