Here is what the app actually does — title deeds, Ejari, Mollak service charges, valuations, off-plan progress and broker checks — how to get into it, and the handful of things worth doing in it before you sign anything.

What Dubai REST Actually Is

Dubai REST is the Dubai Land Department’s official smart real estate platform — a free mobile app that consolidates the DLD and RERA services an owner, tenant, buyer or broker would otherwise have to chase across separate portals and trustee centres. The Land Department describes it as a real estate wallet: open it and you see the properties registered to your name, their current valuations, rental returns and service charges, and the transactions attached to them.

The acronym is worth knowing because it explains the design. REST stands for Real Estate Self Transaction, per Bayut’s guide to the app. The premise is that the person who owns or rents the property should be able to complete the transaction themselves, at any hour, without an intermediary standing between them and the register. That is a meaningful shift in a market where a great deal of friction — and a fair amount of cost — historically sat in that gap.

What makes the app worth a resident’s attention is not that it is convenient, but that it is authoritative. When the DLD registers a sale it issues an electronic title deed and an electronic map, and those electronic documents are the ones that matter when you later sell, mortgage or prove ownership. Dubai REST is where they live. The same is true of Ejari for a tenancy, Oqood for an off-plan unit, and the Mollak record for a building’s service charges. The app is not a convenience layer over the register — for most practical purposes it is your window onto the register.

Access is role-based. You choose whether you are an owner, tenant, broker, developer or management company when you register, and the service menu differs accordingly. A tenant sees lease management and dispute filing; an owner additionally sees the portfolio, valuations and service charges; a broker sees their own professional profile and performance record. This matters if you hold more than one relationship to Dubai property — a landlord who also rents their own home is both.

How do I register and log in to Dubai REST?+
Download the app from the Apple App Store or Google Play, then choose your role — owner, tenant, broker, developer or management company — because the services shown differ by role. Property Finder’s guide sets out the accepted login routes: UAE Pass, Emirates ID, a title deed number, or a registered mobile number with an OTP sent to your phone. Bayut lists UAE Pass with Emirates ID as the standard method. Your personal details must match the records the Dubai Land Department already holds, so if your property or tenancy was registered under a different spelling or an old passport number, the match can fail and you will need DLD to correct the underlying record first.
Can I register Ejari through the Dubai REST app?+
Yes. Registering, renewing and cancelling a tenancy contract are core Dubai REST functions. Registering online through Dubai REST or the DLD’s Ejari channel costs AED 177.75 in total — AED 100 for the contract registration, AED 10 knowledge fee, AED 10 innovation fee, AED 55 service partner fee and AED 2.75 of VAT on that service partner fee. Filing the same contract in person at a Real Estate Services Trustee Centre costs AED 220, because the service partner fee rises. The government portion is identical either way, so the difference is the price of the filing channel rather than a different service.
Can I see and verify my title deed in Dubai REST?+
Yes. The Dubai Land Department issues an electronic title deed and an electronic map when a sale is registered, and those electronic documents sit in your Dubai REST portfolio alongside Oqood records for off-plan units. The app also supports title deed verification, which is the check that matters when you are buying: it confirms the deed is genuine and lets you confirm the owner name matches the person you are dealing with. DLD returns the result as a certificate it describes as digitally validated by blockchain, and no fee is listed for the verification itself.
Can I pay service charges through Dubai REST?+
Yes. Dubai REST connects to Mollak, the Dubai Land Department’s e-system for jointly owned property, so owners can view the approved service charge budget and invoices for their building and pay them through the app. Electronic payment runs through Noqodi, which is why service charge payments often appear on a card or bank statement with a Noqodi reference rather than the name of the management company.
