Dubai REST is the Land Department’s official app, and it quietly replaced most of the reasons an owner or tenant ever needed to visit a counter. Here is what the app actually does — title deeds, Ejari, Mollak service charges, valuations, off-plan progress and broker checks — how to get into it, and the handful of things worth doing in it before you sign anything.
What Dubai REST Actually Is
Dubai REST is the Dubai Land Department’s official smart real estate platform — a free mobile app that consolidates the DLD and RERA services an owner, tenant, buyer or broker would otherwise have to chase across separate portals and trustee centres. The Land Department describes it as a real estate wallet: open it and you see the properties registered to your name, their current valuations, rental returns and service charges, and the transactions attached to them.
The acronym is worth knowing because it explains the design. REST stands for Real Estate Self Transaction, per Bayut’s guide to the app. The premise is that the person who owns or rents the property should be able to complete the transaction themselves, at any hour, without an intermediary standing between them and the register. That is a meaningful shift in a market where a great deal of friction — and a fair amount of cost — historically sat in that gap.
What makes the app worth a resident’s attention is not that it is convenient, but that it is authoritative. When the DLD registers a sale it issues an electronic title deed and an electronic map, and those electronic documents are the ones that matter when you later sell, mortgage or prove ownership. Dubai REST is where they live. The same is true of Ejari for a tenancy, Oqood for an off-plan unit, and the Mollak record for a building’s service charges. The app is not a convenience layer over the register — for most practical purposes it is your window onto the register.
Access is role-based. You choose whether you are an owner, tenant, broker, developer or management company when you register, and the service menu differs accordingly. A tenant sees lease management and dispute filing; an owner additionally sees the portfolio, valuations and service charges; a broker sees their own professional profile and performance record. This matters if you hold more than one relationship to Dubai property — a landlord who also rents their own home is both.

What the App Changes for an Owner or Tenant
Dubai REST is easy to dismiss as a government app. Its significance is that it moves three things — the document, the price of filing, and the ability to check a claim — into the hands of the person with the most at stake.
Your documents are electronic
DLD issues an electronic title deed and electronic map on registration. Those are the documents that carry weight at resale, at mortgage and in a dispute — and the app is where you hold and verify them.
The cost of the counter
Filing Ejari online costs AED 177.75; the same contract at a trustee centre costs AED 220. The government portion is identical — the gap is what you pay for someone else to key it in.
You can check the claim
Deed authenticity, broker licence, project registration and the approved service charge are all checkable by you, for free. That is the single largest practical protection the app offers a buyer.
