An 87-storey office tower on Sheikh Zayed Road, the first Dubai project to carry the Rockefeller name. Here are the facts LMD has released, and the questions to ask before you reserve.
DUBAI, 21 October 2026: LMD has launched Christian A. Rockefeller Business Tower, an 87-floor, 372 m Grade-A office tower on Sheikh Zayed Road. It has 332 offices from 1,077 sq ft, a 50/50 payment plan and an expected handover in Q2 2031. Devmark is the developer’s exclusive sales and marketing agent. Prices are released on request.
The tower sits on the Business Bay side of Sheikh Zayed Road, between Downtown Dubai and DIFC. It is the first project in Dubai to use the Rockefeller name, and LMD’s first supertall. For floor plans, office sizes by level and the full payment schedule, see our Rockefeller Tower Dubai project brief. This article covers the launch itself and what it means for buyers.
What LMD announced
LMD released two documents in October 2026: a project factsheet and a floor-plan brochure. Together they confirm the headline figures below. All are developer figures and are indicative until written into the Sales and Purchase Agreement (SPA).

The tower also has five amenity levels, including a padel court and two infinity pools, and more than 1,100 parking spaces. LMD estimates the service charge at AED 18 per sq ft a year. Why the Rockefeller name
The tower is named after Christian Aldrich Rockefeller, born in 1991, a sixth-generation member of the Rockefeller family. In 2020 the family’s real estate platform, SixRock Group, partnered with Miami-based Brands Lab International to license the Rockefeller name to branded developments worldwide. The first announced project was in San Roque, southern Spain, signed in December 2021. The Sheikh Zayed Road tower is the first in Dubai.
LMD’s track record
LMD (Landmark Sabbour Development) builds in the UAE, Egypt, Spain and Greece, and has been active in Dubai since 2011. Its CEO is Amr Sultan. In Dubai it has delivered Continental Tower and Marina Living in Dubai Marina, and the Rukan towers in Dubailand. Marina Living, with 205 apartments, was handed over in August 2026.
The record is mixed on timing. One data provider counts about 1,258 units delivered across five completed projects. On a small sample of 7 schedule checks, it rates LMD 46% on time within a 90-day grace period. That sample is too small to be conclusive, but it is a reason to read the SPA’s delay clauses closely. This is also LMD’s first office tower and its first supertall in Dubai. Its earlier towers were 20 to 40 storeys and residential.

Market timing
The launch comes during a shortage of Grade-A office space in Dubai. JLL reported citywide office vacancy of 6.1% in Q2 2026, down from 7.7% a year earlier. JLL also reported that Grade-A office rents rose 26.2% year on year in Q2 2026, and prime rents rose 13.6%.
There are signs the rise is slowing. Savills put the citywide average office rent at AED 238 per sq ft in Q2 2026, flat for the quarter and the first pause since H1 2021. A buyer at launch is betting on the market in 2031, not today. The key unknown is how much new Grade-A space completes in Business Bay, Downtown and DIFC before then. Our weekly Dubai market report و Business Bay handovers guide track that supply.

Five questions investors should ask
Launch-stage paperwork leaves gaps. These five questions cover the points the factsheet does not settle. Ask for each answer in writing.
- What are the brand terms?Who is the Rockefeller-side party, how long does the licence run, and does it commit the building to any operating standards? A name-only licence is worth less on resale than a managed brand.
- Who is the main contractor?Ask for the main contractor and the consultant. This matters more than usual on the developer’s first supertall.
- Is the escrow account the registered one?Pay only into the project escrow account, which the developer gives as Commercial Bank of Dubai in the name of LMD Ventures. Check that the account on your SPA matches the Dubai Land Department register.
- What is the exact area?Sizes in the brochure are total areas and vary by floor. Confirm the area of your unit in the SPA, and what happens if the final measured area differs.
- What are the completion date and grace period?Q2 2031 is the developer’s estimate. Read the SPA for the contractual completion date, the grace period and the remedies if handover is late.

Expected handover, according to the developer’s factsheet.
What happens next
The next step is the price list. LMD is releasing prices unit by unit, by floor and view, rather than as one published schedule. Early buyers usually get the widest choice of floors and views, so most investors register an expression of interest (EOI) first and decide once they see the price.
TruHauz can register your EOI, send the price list for the office types you want and arrange a meeting with the developer’s sales team. You can also browse the Christian A. Rockefeller Business Tower listing, or compare other offices for sale on Sheikh Zayed Road. For every floor plan and the full payment schedule, start with the Rockefeller Tower Dubai brief.
