What JVC Is, and Why It Sells

Jumeirah Village Circle (JVC) is a freehold master community that Nakheel launched in 2005. It covers more than 870 hectares and sits inside a triangle of three major roads: Al Khail Road (E44), Sheikh Mohammed Bin Zayed Road (E311) and Hessa Street. The plan is a ring of numbered districts. Most addresses are given as “District 12” or “District 15”. Inside the ring you find low- and mid-rise apartment buildings, a smaller number of villas and townhouses, neighbourhood parks, schools, and Circle Mall.

Buyers keep coming back to JVC for one reason: price. You can buy a new studio or one-bedroom here for much less than in Dubai Marina, Business Bay or Downtown. You are still 15–25 minutes by car from those districts, Al Barsha and Dubai Hills, depending on traffic. Tenants choose JVC for the same reason, which keeps rental demand high. Bayut’s H1 2026 reports name JVC the leading mid-tier community for buyers and for apartment tenants.

The short version: JVC is a volume market. It is easy to buy, easy to let and easy to resell, and the yields are among the strongest of any established Dubai community. The other side of that volume is heavy new supply. Picking the right building matters more here than in almost any other part of Dubai.

Below you will find current price and rent figures with their sources, typical running costs, the sub-areas and projects worth knowing, and a plain list of pros and cons. Every figure is attributed. Where sources disagree, we give a range instead of picking one number.

Apartments for Sale in JVC: What They Cost

Apartments make up most of what is for sale in JVC. Property Finder showed roughly 9,400 homes listed in October 2026, and about 8,700 of them were apartments. Asking prices and agreed prices are not the same thing. Use this table to get a feel for the market, then check recent registered sales for the building you are considering.

Asking ranges from Property Finder’s JVC sale listings, October 2026. New-launch prices are the developers’ released prices as published on TruHauz project pages. Rents are from Bayut’s Dubai Rental Market Report H1 2026 (published 22 September 2026). Treat all figures as indicative.

Price per square foot. Different sources give different averages, but they fall in a fairly narrow band. Bayut’s price index put JVC apartments at roughly AED 1,500 per sq ft in mid-2026, up slightly (under 2%) on a year earlier. Property Finder’s listing data showed about AED 1,530 per sq ft in asking prices in October 2026. Our own Dubai property prices guide uses AED 1,473. New launches sit at the top of this range or above it. The Valore studio above works out to more than AED 2,200 per sq ft, because the smallest units always carry the highest rate per foot. Older ready buildings often trade well below the average.

That spread is useful to understand. It means a buyer comparing a new-launch one-bedroom with a seven-year-old resale one-bedroom in the same district is often looking at a gap of several hundred dirhams per foot. Part of that gap is paid for by the newer building’s amenities and lower near-term maintenance, and part of it is the premium for a payment plan. Neither is automatically the better deal.

JVC Rental Yield: What You Actually Earn

JVC is known for yield. Property Finder’s JVC pages quote 7% to 8% gross across property types. Most other 2026 market commentary puts studios and one-bedrooms at the top of that band and larger units lower. Smaller units earn more per dirham because rents do not rise in step with size.

You can check the numbers yourself with the Bayut rent averages. A one-bedroom bought at AED 1,100,000 and let at the H1 2026 average of AED 79,000 a year gives a gross yield of about 7.2%. A resale studio bought at AED 650,000 and let at the AED 54,000 average gives about 8.3%. These are worked examples, not quotes. Your real figure depends on your price and your building.

Gross yield is not what lands in your account. From it you subtract service charges, letting and management fees, maintenance, and any empty weeks between tenants. On a typical JVC apartment that takes the net figure down by roughly 1.5 to 2.5 percentage points. Our rental yield and ROI guide walks through the full calculation.

Watch the supply. JVC has one of the largest handover pipelines in Dubai. One independent tracker counts more than 9,000 units due for handover in 2026 alone. When a new building opens next door, older buildings nearby usually have to compete harder on rent. In mid-2026 some rental indices also recorded quarterly rent falls across parts of Dubai. Price your yield on today’s rent and leave room for it to soften, not rise.

Service charges in JVC

Service charges in JVC are low by Dubai standards, but they vary a lot from building to building. Published agency guides for 2026 mostly place JVC apartments somewhere between AED 10 and AED 22 per sq ft per year. Buildings with bigger amenity decks, more lifts or hotel-style services sit at the top end. On a 700 sq ft one-bedroom, that means roughly AED 7,000 to AED 15,400 a year, which is a big swing in your net yield. Each building’s approved rate is published through the Dubai Land Department’s service charge index (Mollak). Ask for the exact figure for the unit before you agree a price.

Choosing a sub-area. JVC is not one market. It is a set of small micro-markets. Buildings that face a park or sit close to the ring road and the main exits usually rent faster than buildings deep inside the circle on narrow internal streets. Walking distance to Circle Mall, schools and the larger parks is a plus for families. Short-let investors care most about easy access to Al Khail Road and Sheikh Mohammed Bin Zayed Road. Before you choose a district, check the street the building is on and what is being built opposite it. A view you pay for today can be blocked by a new tower in two years.

JVC villas and townhouses for sale. These make up a small share of what is listed. Property Finder showed roughly 200 villas and 190 townhouses for sale against more than 8,700 apartments in October 2026. Asking prices ran from about AED 2M to AED 4.5M for townhouses and from AED 5M upward for independent villas. Because the stock is so small, there are few comparable sales. An independent valuation matters more here than for an apartment.

Pros and Cons

Is JVC a Good Investment?

For most yield-focused buyers the answer is yes, if you pick the building carefully. Here are the three strengths and the three risks that matter most.

Yield

Among the highest in established Dubai

Entry prices are lower and tenant demand is deep, which keeps gross yields around 7–8%. That is above what prime waterfront communities typically deliver.

Liquidity

Easy to resell and to let

JVC has thousands of transactions a year and a broad buyer pool, so an exit is rarely a problem. Mid-market tenants keep vacancies short in well-run buildings.

Entry

Low ticket, flexible plans

New-launch studios start under AED 750,000, often on 50/50 or post-handover payment plans. That makes JVC one of the easiest first purchases in Dubai.

Supply

A heavy handover pipeline

Thousands of new units are due in 2026–2027. Expect older buildings to compete harder for tenants, and do not assume rents will keep rising.

Traffic

No metro, busy exits

There is no Metro station inside JVC, and the internal roads and exits get congested at peak hours. Residents rely on cars, taxis and buses.

Sameness

Hard to stand out

Many JVC buildings look alike, so build quality, the developer’s track record and how well the building is managed decide which units hold their value.

Who JVC suits: first-time Dubai investors who want rental income, buyers who want an off-plan unit on a payment plan, and end-users who want space for their money near Al Barsha and Dubai Hills. It suits buyers chasing a fast capital gain less well, because so much new supply is on the way. Weighing a new launch against a resale unit? Read our guide to off-plan versus ready property.
Buying Process

How to Buy Property in JVC, and What It Costs

JVC is a freehold area, so foreign buyers can own property here outright with no residency requirement. A ready resale purchase usually runs like this: you agree a price and sign the Form F (MOU) with a 10% deposit cheque, the seller gets a developer NOC, and the transfer is completed at a registration trustee office. With financing in place, a cash deal often closes in about a month and a mortgage deal takes longer. For off-plan, you sign the developer’s sale agreement, pay the booking amount, and the unit is registered on the Oqood register.

On top of the price, budget for the Dubai Land Department’s 4% transfer fee, plus the registration trustee and title deed fees, plus the agency commission on resales (usually 2%). Every line is itemised in our guide to DLD fees in Dubai. If you are financing, banks generally lend less to non-residents than to residents. See how to get a mortgage in Dubai for loan-to-value limits and paperwork. A JVC purchase of AED 2 million or more, alone or combined with other property, can also qualify you for the 10-year UAE Golden Visa.

Before you sign: get the building’s approved service charge rate. Look at registered sale prices for the same building over the past six months, not just the asking prices. Check how many units are for sale or for rent in the building right now. For off-plan, check the developer’s record in JVC and confirm the project’s escrow registration with the DLD.
FAQ

Frequently Asked Questions

The questions buyers ask most often about property for sale in JVC Dubai.

Is JVC a good investment in 2026?+
For most buyers who want rental income, yes, as long as the building is chosen carefully. JVC combines lower entry prices than prime Dubai with deep tenant demand, and typical gross rental yields are around 7 to 8% according to Property Finder. Bayut’s H1 2026 reports name it the leading mid-tier community for both buyers and tenants. The main risk is supply: thousands of new units are due for handover in 2026 and 2027, which may hold rents down in older buildings. Buy on today’s rent, not on expected growth, and favour well-managed buildings near parks and the main exits.
How much does property for sale in JVC Dubai cost?+
In October 2026, Property Finder listings showed JVC studios at roughly AED 425,000 to 800,000, one-bedrooms at about AED 1.05M to 1.19M, two-bedrooms at about AED 1.8M to 3M, townhouses at AED 2M to 4.5M, and independent villas from AED 5M upward. Apartments average roughly AED 1,500 per sq ft on Bayut’s price index. New launches such as Valore by SRG Holding start from AED 699,888 for a studio. These are asking prices, so check registered sales for the specific building before you make an offer.
What is the rental yield in JVC?+
Typical gross rental yields in JVC are about 7 to 8%, with studios and one-bedrooms usually at the top of that range. Using Bayut’s H1 2026 average rents, a one-bedroom bought for AED 1.1M and let at AED 79,000 a year yields about 7.2% gross, and a studio bought for AED 650,000 and let at AED 54,000 yields about 8.3%. Net yield after service charges, management and empty periods is usually 1.5 to 2.5 percentage points lower.
Are there villas and townhouses for sale in JVC?+
Yes, but there are not many. Apartments make up the vast majority of JVC listings. In October 2026 Property Finder showed roughly 200 villas and 190 townhouses for sale, against more than 8,700 apartments. Townhouses were mostly asking AED 2M to 4.5M and independent villas AED 5M or more. Because there are few comparable sales, get an independent valuation before you buy one.
What are the service charges in JVC?+
JVC service charges are among the lower ones in Dubai’s freehold areas. Most published 2026 agency guides place apartments between about AED 10 and AED 22 per sq ft per year, depending on the building’s amenities and how it is managed. Each building’s approved rate is published through the Dubai Land Department’s service charge index (Mollak), so confirm the exact figure for the unit before you agree a price.
Can foreigners buy property in JVC?+
Yes. Jumeirah Village Circle is a designated freehold area, so buyers of any nationality can own apartments, townhouses and villas outright, and there is no residency requirement to buy. A purchase of AED 2 million or more can also make the buyer eligible for the 10-year UAE Golden Visa. The DLD 4% transfer fee and the other registration costs apply in the same way to foreign and local buyers.
Should I buy off-plan or ready property in JVC?+
It depends on what you want from the purchase. JVC off-plan projects offer modern buildings and payment plans such as 50/50, but you wait for handover and you will be competing with other new buildings when you first let the unit. Ready property earns rent straight away and lets you check the building’s real service charges, rents and management before you buy, often at a lower price per sq ft. Investors who want income now usually lean towards ready units. Buyers who want a low entry ticket spread over time lean towards off-plan.
Does JVC have a metro station?+
No. There is currently no Dubai Metro station inside Jumeirah Village Circle. Residents mostly travel by car, taxi or bus, using Al Khail Road, Sheikh Mohammed Bin Zayed Road and Hessa Street. The nearest Metro stations are on the Red Line along Sheikh Zayed Road, a short drive away. Traffic at the community’s exits at peak hours is one of the most common complaints from residents, so check the route from a building to the main roads before you buy.
