How much do I pay for Palm Springs, and when?
On the reported Palm Springs payment plan you pay 20% of the price on booking, 40% in instalments during construction and 40% on handover, estimated for Q1 2031. The 4% Dubai Land Department fee is due on top when the contract is registered, and residential property carries no VAT. For a 4-bedroom townhouse at TruHauz’s expected price of AED 3.8M, that is AED 912,000 upfront (AED 760,000 booking plus AED 152,000 DLD fee), AED 1.52M during construction and AED 1.52M on handover, which can be financed with a mortgage. Nakheel has not yet confirmed prices or the plan.

How the Palm Springs 60/40 plan works in practice
20% on booking
Paid with the reservation, together with the 4% DLD fee when the contract is registered on Oqood. On a AED 3.8M townhouse that is about AED 917,000 including our fee estimate. Pay only into Nakheel’s project escrow account.
40% during construction
Usually split into milestone instalments over roughly four years. Nakheel issues a demand notice as each stage is reached, so timing depends on build progress rather than calendar dates.
40% on handover
The final balance is due at completion, estimated for Q1 2031. Because 60% is already paid, a mortgage at up to 80% loan-to-value can usually cover the whole handover amount for homes up to AED 5M.
Plan details could change at launch. If Nakheel switches to a longer construction plan or a post-handover plan, enter the new percentages above. For the wider picture, read buying property in Dubai on instalments and Dubai’s early mortgage model for off-plan.
Palm Springs price and payment plan: FAQ
What is the Palm Springs payment plan?
The plan reported before launch is 60/40: 20% on booking, 40% during construction and 40% on handover, estimated for Q1 2031. Nakheel has not confirmed it, so check the final plan in the launch pack and your Sales and Purchase Agreement.
How much do I need upfront for a Palm Springs townhouse?
About 24% of the price plus admin fees: the 20% booking payment and the 4% DLD fee. On a AED 3.8M 4-bedroom townhouse that is about AED 912,000, or around AED 917,000 with an estimated AED 5,000 in registration and admin charges.
Is there VAT on Palm Springs villas and townhouses?
No. Residential property in Dubai is not subject to VAT on the purchase price. The 4% DLD fee and registration charges apply.
Can I use a mortgage for the handover payment?
Yes, usually. UAE banks lend up to 80% of the value for expats buying a first home up to AED 5M, and 70% above that, so the 40% handover balance can normally be financed in full. A mortgage registration fee of 0.25% of the loan applies.
What prices does the calculator use?
The presets are indicative prices from pre-launch reports: about AED 3.3M for a 3-bedroom townhouse, AED 3.8M to 4.4M for a 4-bedroom townhouse, AED 7M for a 4-bedroom villa and AED 9.5M for a 5-bedroom villa. They are not Nakheel’s price list; you can type any price.
When are the construction instalments due?
Each is due when Nakheel certifies a construction milestone, not on a fixed date. The calculator can spread them evenly between booking and the estimated Q1 2031 handover as an illustration only.
Is the Palm Springs payment plan final?
No. As of 1 November 2026 it is a pre-launch indication. Developers sometimes adjust the split or add a post-handover option at launch. The calculator lets you change all three percentages.
