Dubai Creek Harbour Area Guide (2026)

Dubai Creek Harbour is Emaar’s waterfront city on the eastern bank of Dubai Creek, next to the Ras Al Khor Wildlife Sanctuary and about 15 minutes from Downtown. The first towers on Creek Island are lived in, but by one broker’s estimate around 70% of the master plan is still to be built. This guide covers what it is actually like to live here today, which districts are finished and which are still building, and what 2026 prices, rents and yields look like after this year’s market correction. Every figure is sourced, and where sources disagree or data is missing, we say so.

Overview

Community overview

Dubai Creek Harbour sits on reclaimed land where Dubai Creek widens into the Ras Al Khor lagoon, opposite Al Jaddaf and Dubai Festival City. Ras Al Khor Road forms its southern edge. The master plan has three distinct parts. Creek Island, the peninsula facing the Downtown skyline, holds the high-rise towers, Creek Marina, the Harbour Promenade, the Viewing Point and the 30-hectare Central Park. Creek Beach lies to the south-east, across a canal, and has mid-rise buildings around a 700 m urban beach. The newer inland districts, including Green Gate and the Dubai Square area, are where Emaar is launching most of its towers today.

Dubai Creek Harbour masterplan (Emaar, from the Mangrove brochure): Creek Island with Central Park and Creek Marina, The Cove and Docklands to the south-west, and the Creek Beach district across the canal.

Emaar originally developed the area as a 50/50 joint venture with Dubai Holding. In 2022 it bought Dubai Holding’s half for AED 7.5bn, paid half in cash and half in shares, so Dubai Creek Harbour is now fully an Emaar master plan. Emaar designs, sells and manages it in the same way as Downtown Dubai and Dubai Hills Estate.

The key fact about Creek Harbour in 2026 is that it is a community under construction. Betterhomes estimates that about 70% of the master plan is still undeveloped. Creek Island’s first towers and the early Creek Beach buildings are handed over and lived in, and the next wave (Cedar, Mangrove, Savanna and The Cove 2) has been handing over through 2026. The headline landmarks are still to come. The Dubai Creek Tower, the Dubai Square mall and the Blue Line metro are all years away, at different stages of certainty.

Water on three sides, and a skyline view

Few Dubai communities let you look straight across open water at the Burj Khalifa and the Downtown skyline. Creek Island apartments facing west have that view, others look over the wildlife sanctuary, and the Harbour Promenade, Creek Marina and Creek Beach give you a waterfront to use every day, not just a view of one.

Central, but not Downtown-priced

Downtown is around 15 minutes away by car and DXB airport about 12–17 minutes. Even so, Bayut’s 2025 asking average for Creek Harbour (AED 2,559/sq ft) sat about 18% below Downtown’s (AED 3,134/sq ft in the same report). That gap is the core of the investment case.

A master plan with the infrastructure coming

RTA’s Blue Line is under construction, with a landmark station at Creek Harbour targeted for September 2029. Emaar has also started work on Dubai Square, a mall it describes as slightly smaller than Dubai Mall. If both arrive as planned, the community’s connectivity and daily convenience will change substantially.

Honest view

What it’s really like to live in Creek Harbour

Residents in the finished parts of Creek Island tend to praise the same things. The promenade and marina are good for evening walks and runs, the views are excellent, and the buildings are newer and better finished than in much of older Dubai. The early Creek Beach buildings feel more like a quiet mid-rise neighbourhood, with pools, play areas and the beach close by. The wildlife sanctuary next door also keeps a wide, open stretch of water and mangroves to the south.

Planned retail plaza with fountains in the Creek Beach district (render: Mangrove, Emaar). Much of the area's retail is still to be delivered.

The trade-offs are real. This is still a construction zone. With the larger share of the master plan unbuilt, many residents live next to active sites, with cranes, dust and trucks on the access roads. Everyday retail exists, including Spinneys, Geant Express and around 120 shops in operation, but it is far thinner than in Downtown or Dubai Hills, and for a large mall most residents drive about 11 minutes to Dubai Festival City. There is no school inside the community yet, only nurseries. Getting in and out depends on Ras Al Khor Road. RTA’s 2022–2023 upgrade added lanes and bridges into Creek Harbour and helped a lot, but the junctions still queue at rush hour.

Atmosphere varies by district. The Creek Island waterfront around the marina is the most finished and lively. Creek Beach is calmer and more family-oriented. The newer inland districts are, for now, mostly hoardings and show sites. If you are buying ready, visit at the times you would actually commute.

Families

Creek Beach and the lower-rise buildings are the most family-friendly part of the community, with pool decks, play areas and the beach. Nurseries operate inside Creek Gate (Blossom) and Harbour Views (Maple Bear). The master plan includes seven schools, but none is open inside the community yet. Schools such as Swiss International Scientific School, Deira International School and Universal American School are about 5–12 minutes away by car in Festival City and Garhoud. Families who want a garden have only podium townhouses to choose from, as there are no standalone villas.

Young professionals and couples

One- and two-bedroom apartments on Creek Island suit people who work in Downtown, DIFC, Business Bay or around the airport. The marina, promenade and gyms are on the doorstep. Until the Blue Line opens, a car or taxis are realistic necessities. The nearest Green Line station (Creek, in Al Jaddaf) is a drive away, and buses (routes 53, 55, 61, 64 and others) are the only public transport inside the community.

Investors

Rental demand is solid and broker DLD/Ejari data puts gross yields at roughly 5.5–6.5%. Emaar’s brand also helps resale. Against that, Creek Harbour depends on future deliveries more than almost any prime community, and new handovers will keep adding rental competition every year to 2030. Bayut data shows average Creek Harbour asking rents down about 11% over six months. Underwrite rents conservatively.

What you can buy

Property types and sub-communities

Dubai Creek Harbour is an apartment community. Emaar lists only apartments and penthouses here, and there are no standalone villas. Podium townhouses exist in a few towers (for example Harbour Views and Creek Horizon), and a handful of new launches such as Valo and Lyvia by Palace include townhouse units. Below, the main projects are grouped by district and stage.

Market data

Prices, rents and yields in 2026

2026 is not a normal year to read Dubai price charts. After the regional conflict that began in late February, S&P Global Ratings reported in October 2026 that Dubai residential prices had fallen by 5% to 15% across segments since the end of 2025. Cavendish Maxwell reported Q3 2026 sales value down 47% year on year and volume down 38%. ValuStrat’s citywide valuation index was down 4.5% year on year in September and about 10% below February. Apartments fell faster than villas, at −6.4% year on year.

Sale prices

  • Average asking price: AED 2,559/sq ft for 2025, +6.5% on 2024 (Bayut 2025 report, Jan 2026). Bayut’s H1 2026 report does not list Creek Harbour separately.
  • Transactions: about AED 2,480/sq ft across ~4,000 apartment sales over 12 months, per a broker’s DLD compilation (V Capital, Sep 2026).
  • 1BR: asking ~AED 1.97M against a DLD average sold price of ~AED 1.95M (Bayut, last six months).
  • Creek Harbour was among the top ready-apartment locations in H1 2026, with 607 ready sales (Cavendish Maxwell).

Rents and yields

  • Asking rents (Bayut 2025 rental report, updated Aug 2026): 1BR ~AED 114k, 2BR ~AED 169k, 3BR ~AED 262k per year.
  • Registered (Ejari-based) rents, Sep 2026: 1BR AED 99–120k, 2BR AED 150–195k, 3BR AED 215–280k (V Capital).
  • Bayut puts the DLD 1BR rent at ~AED 105k, about 9% below asking, and shows average asking rents down ~11% over six months.
  • Gross yield: ~5.5–6.5% (Bayut 2025: 5.89%; V Capital Sep 2026: 5.3–7% by unit type).

Why the numbers point in different directions: Bayut tracks what sellers are asking, DLD and Ejari data show what actually transacted, and ValuStrat tracks what valuers think a fixed basket of homes is worth. In 2026 asking prices have held up better than valuations and deal volumes. We found no 2026 ValuStrat figure specific to Creek Harbour.

All are asking prices and projected ROI. Rents: Bayut Dubai Rental Market Report H1 2026 (22 Sep 2026), Bayut Rental Market Report 2025 (updated 14 Aug 2026) for Creek Harbour, and MyBayut “Golf course communities in Dubai” (21 Sep 2026) for the Dubai Hills 1BR. The Creek Harbour DLD figures come from V Capital (Sep 2026) and Bayut listing pages. ValuStrat: Property Portfolio Investor on the August 2026 VPI (16 Sep 2026). Creek Harbour’s latest Bayut figures are for 2025 while the others are H1 2026, so read the table as relative positioning rather than a precise ranking.

The table shows Creek Harbour priced between Business Bay and Downtown per sq ft, with yields in line with the prime average. Buyers are paying for waterfront, newer stock and the long-term master plan, not for an unusually high yield. Business Bay, Dubai Hills and Sobha Hartland currently offer slightly more rent per dirham. If yield is your main goal, compare carefully, and see our rental yield and ROI guide.

Before you buy

Things buyers should know

  • The handover pipeline is long. Projects are scheduled to complete every year from 2026 to 2030, and Emaar plans 75,000+ homes in total. Citywide, Cavendish Maxwell counts about 162,500 units scheduled for 2027 and 128,200 for 2028, and S&P warns these deliveries “could accelerate the price correction, particularly in investor-driven apartment segments”. Creek Harbour is exactly that kind of segment.
  • There is no metro yet. The Blue Line contract (AED 20.5bn, 30 km, 14 stations) was awarded in December 2024. Construction was about 26% complete by August 2026, according to Betterhomes. The Creek Harbour station is targeted for September 2029, and stations are also planned at Dubai Square, Ras Al Khor Industrial and Festival City. Until then, the nearest metro is the Green Line’s Creek station, about 10–13 minutes away by car.
  • Do not price in the Creek Tower. The original tower was paused in 2020. Emaar has said the redesign will be shorter than Burj Khalifa, and in June 2026 Mohamed Alabbar said the construction tender would wait three to four months while costs are re-evaluated. No new height or completion date has been published.
  • Your view can change. With much of the land unbuilt, today’s open skyline or sanctuary view may face a tower in a few years. Check the master plan around the exact plot before paying a view premium.
  • Service charges depend on the building. Broker compilations citing the DLD service charge index put Creek Harbour at roughly AED 14–23 per sq ft a year, with Emaar towers around AED 18–22. Branded buildings cost more. Ask for the RERA-approved budget for the exact building before you make an offer. See our Dubai service charges guide.
  • Budget for the full purchase cost. Allow for the 4% DLD transfer fee plus agency, trustee and mortgage costs. See our DLD fees guide and mortgage guide.
Community profile

Who lives in Dubai Creek Harbour

Professionals and couples

The core of Creek Island’s tenant base. Many work in Downtown, DIFC, Business Bay, Festival City or around the airport, and choose Creek Harbour for newer buildings and the waterfront at a lower rent than Downtown.

Young families

Families tend to cluster in Creek Beach and the lower-rise buildings, near pools, parks and nurseries. Most drive their children to schools in Festival City or Garhoud.

Off-plan investors

A large share of owners bought off-plan on Emaar payment plans, some as long-term holds and some to flip on handover. That shapes the market: when many buildings complete at once, resale and rental listings rise together.

Fit check

Is Dubai Creek Harbour right for you?

A strong fit if you…

  • want a waterfront apartment with skyline or creek views at a discount to Downtown
  • value Emaar build quality, community management and resale appeal
  • are buying with a 5–10 year horizon and want to benefit as the master plan and metro arrive
  • work in Downtown, DIFC, Business Bay or near DXB
  • qualify, or want to qualify, for the UAE Golden Visa through a purchase of AED 2M or more

May not fit if you…

  • want a villa or a large private garden
  • need a school, hospital or large mall within walking distance today
  • do not want to live near active construction for the next several years
  • need metro access before 2029
  • expect a quick flip in 2026–2027, with volumes down sharply and a heavy handover pipeline. Compare our off-plan vs ready guide

Peak-hour journeys can take much longer, especially at the Ras Al Khor Road junctions. RTA completed the Ras Al Khor Road upgrade in July 2023, adding lanes and four bridges (about 2 km) into Creek Harbour and cutting travel time on the corridor from about 20 to 7 minutes (RTA; The National, 25 Dec 2022). Looking ahead

Future outlook

Blue Line metro. This is the single biggest change ahead. RTA describes the Creek Harbour station, designed by SOM, as a 74 m landmark expected to handle more than 70,000 riders a day at opening, rising to 240,000 by 2040. Neighbouring stations are planned at Dubai Square, Ras Al Khor Industrial and Festival City, with an interchange to the Green Line at Creek. The target opening is September 2029. Metro access has historically supported rents in Dubai communities, but the benefit will arrive alongside a lot of new supply.

Planned Blue Line metro station at Dubai Creek Harbour (render from Emaar's Valia brochure; final design subject to RTA).
Planned Blue Line metro station at Dubai Creek Harbour (render from Emaar's Valia brochure; final design subject to RTA).

Supply. Handovers continue through 2030: Palace Residences North and Creek Waters in 2027, Aeon, Oria, Valo and Arlo in 2028, Address Residences, Palace Residences Creek Blue, Altan, Albero, Silva and Montiva in 2029, and Valia in 2030. Emaar’s H1 2026 results listed 11 launches, none of them in Creek Harbour, which suggests a slower pace of new releases here for now. Valia and Albero are the most recent launches.

Landmarks. Dubai Square is under construction. The Dubai Creek Tower is on hold pending a re-tender, so treat it as upside, not a certainty.

Market. S&P’s October 2026 base case is that regional disruption continues into 2027, and that 2027–2028 deliveries could prolong the correction in investor-heavy apartment markets. Our honest read: Creek Harbour has a strong long-term story built on the waterfront, Emaar and the metro, and it is still priced below Downtown. Short-term returns in 2026–2028 should be underwritten cautiously, though, particularly for off-plan units completing in the same years as many neighbouring towers. Ready units with protected views are the more defensive way in.

FAQ

Dubai Creek Harbour: frequently asked questions

Is Dubai Creek Harbour a good place to buy in 2026?

For long-term buyers who want a waterfront Emaar apartment at a discount to Downtown, it can be. Bayut's 2025 asking average was about AED 2,559 per sq ft against AED 3,134 in Downtown, and gross yields run at roughly 5.5–6.5%. For short-term investors, be cautious. Dubai prices have fallen 5–15% across segments since end-2025 (S&P, Oct 2026), ValuStrat shows apartment values down 6.4% year on year in September 2026, and Creek Harbour has handovers scheduled every year to 2030.

Who is the developer of Dubai Creek Harbour?

Emaar Properties. The project began as a 50/50 joint venture between Emaar and Dubai Holding, and in 2022 Emaar bought Dubai Holding's stake for AED 7.5bn, paid half in cash and half in shares. Emaar now develops and manages the whole master plan.

What is the status of the Dubai Creek Tower?

It is on hold. Construction was paused in 2020, and Emaar has since redesigned the tower, saying it will be shorter than the Burj Khalifa. In June 2026 Mohamed Alabbar said the construction tender would be delayed by three to four months while costs are re-evaluated. No new height or completion date has been published.

What are property prices in Dubai Creek Harbour?

Bayut's 2025 report put the average asking price at about AED 2,559 per sq ft, and a broker's DLD compilation shows transactions at about AED 2,480 per sq ft over the 12 months to September 2026. Recent asking prices average about AED 1.97M for a 1-bedroom and AED 4.89M for a 3-bedroom apartment. New off-plan launches start at around AED 1.6–2.1M.

What rental yield can I expect in Dubai Creek Harbour?

Gross yields are roughly 5.5–6.5%. Bayut projected 5.89% for 2025, and Ejari-based broker data from September 2026 shows 5.3–7% depending on unit type. Asking rents for a 1-bedroom are about AED 114k a year, while DLD-registered 1-bedroom rents average nearer AED 105k. Net yields are lower after service charges, which brokers put at about AED 14–23 per sq ft.

Is there a metro station in Dubai Creek Harbour?

Not yet. RTA's Blue Line, awarded in December 2024, includes a landmark Creek Harbour station designed by SOM, with a target opening of September 2029. Stations are also planned at Dubai Square, Ras Al Khor Industrial and Festival City. Until then, the nearest metro is the Green Line's Creek station in Al Jaddaf, a short drive away.

Are there villas or townhouses in Dubai Creek Harbour?

There are no standalone villas. Dubai Creek Harbour is an apartment community, and the only houses are podium townhouses in some towers, such as Harbour Views and Creek Horizon, plus townhouse units in newer launches like Valo and Lyvia by Palace. Valo's 3-bedroom townhouses launched from about AED 4.86M.

Are there schools in Dubai Creek Harbour?

Not yet. The master plan includes seven schools, but in 2026 only nurseries operate inside the community: Blossom at Creek Gate and Maple Bear at Harbour Views. Families use schools 5–12 minutes away, including Swiss International Scientific School, Deira International School and Universal American School.
