2 Bedroom Apartments for Sale in Dubai
What the Second Bedroom Actually Costs You

Every comparison of Dubai apartment sizes tells you a two-bedroom costs more than a one-bedroom. None of them tell you how much more, in the same building, for how much extra floor area. We pulled both released layouts from eleven live projects and worked it out. The answer is not what the market-wide averages imply.

The Question That Matters

Not “How Much?” but “How Much More?”

Most buyers arriving at the two-bedroom segment are not choosing it against a villa. They are choosing it against a one-bedroom, usually in the same building or the same community, and the decision turns on a single number: what does the second bedroom add to the price, and is the extra floor area worth it?

That number is surprisingly hard to find published anywhere, because market reports aggregate by size across the whole city. They will tell you the median two-bedroom costs more per square metre than the median one-bedroom — AED 19,319 against AED 17,697 on the Dubai Land Department registry — and leave you to conclude that the second bedroom carries a premium. That conclusion is wrong, or at least badly incomplete, and this guide explains why.

The market-wide figure compares two different populations of buildings. Two-bedroom stock is weighted towards the districts and developments where larger units get built, which are generally the more expensive ones. Compare the two layouts inside the same building and the configuration effect separates from the location effect. We did that for eleven live projects that have released both a one-bedroom and a two-bedroom layout, and the result is in the table below.

For context on the alternative, our companion guide to 1 bedroom apartments for sale in Dubai covers the smaller configuration, and the studio apartments guide covers the step below that. The step above is analysed the same way in our guide to 3 bedroom apartments for sale in Dubai, where the extra area stops being cheaper than the building rate.

1-Bed to 2-Bed, Inside the Same Project

Eleven projects on TruHauz with both a one-bedroom and a two-bedroom layout released, read from our listings in October 2026. Same developer, same building, same community, same specification — so the difference is the configuration, not the location. The step and the cost of each extra square foot are our calculations from the released sizes and prices, shown as illustrations.

The finding: in 9 of the eleven projects, the additional floor area in the two-bedroom costs less per square foot than the average square foot of the one-bedroom in the same building. The median marginal rate was about AED 1,365 per square foot against a median one-bedroom average of about AED 1,644. Within a building, in other words, the second bedroom is generally not sold at a premium — you are buying extra area at or below the building rate. The two exceptions, Treppan Vision and Roudah, priced the marginal space at roughly the same rate as the base unit rather than above it.

Reading the Data

Why the Two Datasets Disagree

The registry says two-bedrooms cost more per square metre. Our same-building comparison says the extra space is cheaper per square foot. Both are correct, and the reason matters when you are negotiating.

Mix effect

The registry compares buildings, not layouts

A city-wide median by bedroom count pools every two-bedroom sold anywhere in Dubai against every one-bedroom sold anywhere in Dubai. Larger units are disproportionately built in higher-value districts, so the two-bedroom median inherits those locations. The AED 19,319 against AED 17,697 per square metre gap is therefore partly a statement about where two-bedrooms exist, not only about what a second bedroom costs.

Marginal cost

Within a building, area is priced at a rate

Developers price a release off a rate per square foot with adjustments for floor, view and layout efficiency. A larger unit spreads the fixed cost of a kitchen and bathroom core across more area, which is why the marginal square footage frequently lands below the small-unit average. That is the mechanism behind our finding, and it is why the comparison has to be made inside one building to mean anything.

What to do

Negotiate on the rate, not the headline

If you are shown a one-bedroom and a two-bedroom in the same release, divide each price by its area before you react to the difference. Where the marginal rate is below the building average, the larger unit is the better value on area even though it costs more in cash. Where it is above, ask what justifies it — floor, aspect or an unusually efficient layout may, or the premium may simply be untested.

The Running Costs

What the Extra Area Costs After You Own It

The step-up analysis above is a purchase-price analysis. The second bedroom also costs you every year you hold the apartment, and that side of the ledger is where two-bedrooms lose ground to one-bedrooms as income assets.

Service charges in Dubai are levied per square foot of the unit. A two-bedroom carrying roughly 475 square feet more than the one-bedroom in the same building therefore pays a proportionally higher annual charge for the same rate, with nothing in the rent automatically compensating. Our guide to service charges in Dubai explains how the rate is set and where to verify it for a specific building, and Mollak is the system those charges are administered through. Where the building has district cooling, district cooling charges add a further area-linked cost.

On the income side, rent does not scale with area the way cost does. That is the structural reason the registry shows a higher price per square metre for two-bedrooms while yield-focused investors keep buying one-bedrooms, and it is why we have not published a two-bedroom yield figure in this guide: Bayut’s Q3 2026 release gave estimated yields for apartments as a class rather than by bedroom count, and a two-bedroom-specific yield would have been an inference rather than a sourced number.

What a two-bedroom does offer the landlord is tenant stability. Families and professional sharers move less often than the single occupants who dominate the smaller segments, which reduces void periods and re-letting costs over a multi-year hold. That is a real economic benefit and it does not appear in a gross yield calculation at all. If you are financing the purchase, how to get a mortgage in Dubai and our mortgage guide set out the process, and DLD fees in Dubai covers the 4% transfer fee and the other acquisition costs.

The Judgement

Who a Dubai Two-Bedroom Actually Suits

The two-bedroom is the right buy for the owner-occupier with any realistic prospect of needing the second room, because the alternative is buying twice and paying the 4% transfer fee twice. On the same-building evidence above, the extra area is usually sold at or below the building rate, which means the step up is rarely the expensive mistake buyers fear it is.

It suits the landlord who values stability over headline yield, particularly in communities with genuine family or sharer demand. It suits the buyer who wants an apartment that competes with a townhouse on space without leaving a serviced building. And it suits anyone whose budget sits in the AED 1.1 million to AED 1.9 million band, where the released layouts in the table above are concentrated and the choice between a large one-bedroom and an entry two-bedroom is a real one.

It suits you less well if the purchase is purely a yield play, where the one-bedroom is the more efficient instrument, and our one-bedroom guide sets out that case with the numbers. It suits you less well if the specific unit is small for a two-bedroom and priced at a full two-bedroom rate, which is the configuration that most reliably disappoints: you pay the per-square-metre premium and get neither the yield of a smaller unit nor the usable space of a larger one. And it suits you less well if you are stretching the budget to reach it, because the annual service charge on the additional area is a permanent cost, not a one-off.

Transparency

What We Left Out, and Why

This guide is missing several figures a two-bedroom buyer might reasonably expect, and in each case the reason is that we could not source them to a standard we were willing to publish.

There is no two-bedroom rental yield. Bayut’s Q3 2026 report published estimated rental yields by community for apartments as a class, not by bedroom count, and the one bedroom-specific price and rent pair it released covered one-bedrooms in Dubai Silicon Oasis only. Dividing an all-sizes rent by a two-bedroom price would have produced a number that looked precise and meant nothing.

There are no average two-bedroom asking prices for Dubai Marina, Downtown Dubai or Palm Jumeirah. For those districts the Q3 2026 data we retrieved gave price per square foot for apartments as a class; the per-bedroom index pages we tried to retrieve were unavailable at the time of writing. We have not multiplied an all-sizes rate by an assumed two-bedroom area to manufacture a figure.

There are no service charge rates, because these are set building by building and we did not hold verified current rates for the specific projects named. There are no capital growth percentages or forecasts for the two-bedroom segment. There are no mortgage loan-to-value or minimum down-payment figures, because those are set by regulation we did not verify in preparing this guide.

Finally, the step-up and marginal-rate columns are our own calculations from released layout sizes and prices read from TruHauz listings in October 2026, not developer or market figures. They describe the released layouts named and will not describe every individual unit in those buildings, particularly where floor level, aspect or layout efficiency varies. Where a project released a range, the calculation uses the ends of that range.

FAQ

Frequently Asked Questions

The questions buyers ask most often about two-bedroom apartments for sale in Dubai.

How much does a 2 bedroom apartment cost in Dubai?+
The median registered price for a two-bedroom apartment in Dubai was AED 2,223,463 across 31,456 recorded deals over the twelve months to late October 2026, according to the Dubai Land Department-based dataset published by Continental Club and updated on 29 October 2026. That is a median of completed transactions, so about half of all two-bedroom sales settled below it. New-launch pricing starts well under the median: TruHauz listings in October 2026 show released two-bedroom layouts from AED 1,081,300 at Zenith D1 in Dubai South and AED 1,200,000 at ELAN Tower in Dubailand Residence Complex, rising to AED 2,800,000 at a Dubai Islands launch.
How much more does a 2 bedroom cost than a 1 bedroom in Dubai?+
Comparing the two configurations inside the same building strips out the area effect, and across eleven TruHauz-listed projects with both layouts released, the median step from the one-bedroom to the two-bedroom was about 50% more money for a median of about 475 additional square feet. In cash terms that ranged from an extra AED 407,513 at ELAN Tower to an extra AED 900,000 at a Dubai Islands launch. Across the wider market the gap looks larger: the registered median two-bedroom price sits 77.9% above the registered median one-bedroom price, a calculation from the two medians, because two-bedroom stock is weighted towards more expensive districts.
Is a 2 bedroom apartment in Dubai a good investment?+
It depends on whether you are buying income or buying space. On the registry data, two-bedroom apartments carry a higher median price per square metre than one-bedrooms, at AED 19,319 against AED 17,697, so as a pure yield instrument the one-bedroom is usually the more efficient buy. What the two-bedroom offers instead is a different and often more stable tenant: families and professional sharers who move less frequently than the single occupants who dominate studio and one-bedroom lettings, which can mean fewer voids and lower re-letting costs over a hold period. It also sits in a market with 31,456 registered deals a year, which is deep enough for a reasonable exit, though not as deep as the one-bedroom segment.
Is the extra space in a 2 bedroom cheaper per square foot?+
In most buildings, yes. Across the eleven TruHauz-listed projects releasing both layouts, the additional floor area in the two-bedroom cost less per square foot than the average square foot of the one-bedroom in 9 of the eleven projects. The median marginal cost of the extra space was about AED 1,365 per square foot against a median one-bedroom average of about AED 1,644 per square foot. The practical reading is that a second bedroom is usually not charged at a configuration premium within a building; you are buying additional area at or below the building rate. These are calculations from released layout sizes and prices, shown as illustrations.
Which areas have the cheapest 2 bedroom apartments in Dubai?+
The entry end of the two-bedroom market sits in the newer outer communities. Among TruHauz listings in October 2026, the lowest released two-bedroom layouts were AED 1,081,300 at Zenith D1 in Dubai South, AED 1,200,000 at ELAN Tower in Dubailand Residence Complex, AED 1,300,000 at Samana Greenfield 2 in International City and AED 1,390,000 at Vivo South in Dubai Industrial City. We have not published average two-bedroom asking prices for Dubai Marina, Downtown Dubai or Palm Jumeirah: Bayut’s Q3 2026 release reported price per square foot for apartments as a class in those districts rather than figures by bedroom count, and we were not willing to infer a two-bedroom price from an all-sizes rate.
Should I buy a 1 bedroom or a 2 bedroom apartment in Dubai?+
Buy the one-bedroom if the purchase is primarily an income play, if you want the deepest resale market in the Dubai apartment segment, or if the gross yield has to carry the decision. Buy the two-bedroom if you will occupy it and may need the second room, if you want a tenant profile that turns over less often, or if you are being offered the extra floor area at or below the building rate, which the same-building comparison in this guide suggests is the common case. The configuration that is hardest to justify is a small, expensive two-bedroom bought on yield expectations, because the per-square-metre premium works against you and the rent rarely rises in proportion to the price.
