Al Furjan
Two Markets, One Name — and a Metro Station Between Them
Nakheel’s Al Furjan is one of the few Dubai communities where a multi-million-dirham villa district and a sub-AED-1-million apartment market sit inside the same master plan, a short walk apart, on the Red Line. The published price averages only describe one of them. This guide separates the two, sets out what each actually costs, and explains why the metro is the thing that matters most.
Al Furjan Is Two Markets Sharing a Name
Most Dubai community guides open with an average price. For Al Furjan that would actively mislead you, because the published averages measure one half of the community and are routinely read as describing all of it.
Nakheel master-planned Al Furjan around villa and townhouse clusters — Murooj Al Furjan, Quortaj, Tilal Al Furjan, the Emirati-styled Dubai Style villas. Those are substantial family homes, and they are what Bayut and dubizzle measure when they publish an Al Furjan average. Alongside them, and mostly concentrated nearer the metro station, private developers including Azizi, Deyaar and MIRA Developments have built a large apartment market. Neither Bayut nor dubizzle publishes a separate Al Furjan apartment average in its H1 2026 reports.
The practical consequence is a gap of several million dirhams between what the headline figures say and what an apartment buyer will actually pay. A three-bedroom villa advertises at an average of AED 4,244,000. TruHauz is currently listing Al Furjan apartments from AED 889,000. Both numbers are accurate; they simply describe different communities that happen to share a postcode.
What unites the two halves is the Red Line. Al Furjan Metro Station arrived with the Route 2020 extension, and in a city where most mid-market communities are car-dependent, a rail connection is the structural feature that distinguishes this one. Every figure below is attributed to the source and date it came from, and where a number could not be sourced it has been left out rather than estimated.

What the Published Averages Actually Measure
Two independent portal reports, both covering the first half of 2026 and both reproduced in TRPE’s Al Furjan community guide retrieved on 28 October 2026. They agree closely, which is reassuring — but both are advertised asking prices, not completed transactions, and both cover villas only.
| Villa size | Bayut H1 2026 (upd. 15 Oct 2026) | dubizzle H1 2026 | Agreement |
|---|---|---|---|
| 3 bedrooms | AED 4,244,000 | AED 4,184,000 | Within 1.5% |
| 4 bedrooms | AED 5,975,000 | AED 5,959,000 | Within 0.3% |
| 5 bedrooms | AED 10,518,000 | AED 10,818,000 | Within 2.9% |

What TruHauz Is Actually Selling in Al Furjan
Where the published averages stop, live listings begin. All seven below are current TruHauz apartment listings in Al Furjan, Jebel Ali. Prices are our own starting figures — the cheapest layout in each release — and handover dates are those given by the developer.
Why the Red Line Changes the Calculation
Most affordable Dubai communities are affordable because they are far from everything. Al Furjan is the less common case: moderately priced apartments on a metro line, inside the built-up western corridor.
Homes to the station
Nakheel’s own stated figure for its Al Furjan homes. A developer best case — check the walk from the specific building.
Drive to Dubai Marina
Nakheel off-peak estimate. Ibn Battuta Mall about 10 minutes, Palm Jumeirah about 18, Downtown about 28.
To Al Maktoum Intl
Nakheel off-peak estimate to DWC, the airport around which much of southern Dubai’s growth is planned.
For an investor letting an apartment, rail access is not a lifestyle detail — it is a direct widening of the tenant pool. A tenant without a car can live in Al Furjan and commute to Media City, Dubai Marina or Downtown. In a car-dependent community that tenant simply does not apply. It is the clearest single reason the apartment market here has grown as fast as it has, and the clearest reason to pay attention to which building you buy: proximity to the station varies considerably between clusters, and the community name on the listing tells you nothing about the walk.
The comparison worth drawing is with the inland communities. Our guide to DAMAC Hills 2 covers a community where townhouses cost less but there is no metro at all and Downtown is around forty minutes off-peak. Neither is better in the abstract. They suit different buyers, and the deciding question is usually whether the household needs rail.
Rents Have Been Falling
Al Furjan’s metro advantage does not exempt it from the wider rental correction, and the community has been among the more affected. Savills research reported by Khaleej Times on 13 October 2026 recorded Al Furjan rents down 7.5% year on year in the third quarter of 2026, among the sharper declines in the set of communities listed.
That figure deserves to sit prominently in any honest guide to the area, because it cuts directly against the way communities on a rising supply pipeline are usually marketed. Al Furjan has absorbed a great deal of new apartment stock in a short period — TRPE counts 29 off-plan projects currently selling — and a large volume of new completions arriving into a single submarket puts downward pressure on rents before it puts upward pressure on anything.
Two things follow for a buyer. The first is that yield assumptions built on last year’s rents are stale. No reliable Al Furjan rental yield figure could be sourced for this guide, and none has been estimated here — neither Bayut nor dubizzle publishes an Al Furjan rent figure in its H1 2026 rental report, which is precisely why you should be sceptical of a confident yield percentage from any source that will not name its data. Ask the agent for achieved rents in the specific building over the last six months. Our guide to rental yield and ROI in Dubai sets out how to turn that into a net figure.
The second is that falling rents are not automatically bad news for a buyer. They are bad news for someone who bought last year on an optimistic rent assumption, and potentially good news for someone buying now, provided the purchase price has adjusted too and the rent assumption is current. The error to avoid is buying at today’s price on last year’s rent. For how renewal increases are regulated once you have a tenant in place, see our guide to the Dubai rental index and rent-increase bands, and for the broader market position our Q3 2026 market report.
Which Part of Al Furjan You Are Actually Buying
On the villa and townhouse side, Murooj Al Furjan and Murooj Al Furjan West hold four- and five-bedroom villas and townhouses. Quortaj runs from three to six bedrooms in Islamic and Mediterranean styling. Dubai Style villas carry Emirati-inspired wind-tower design. Tilal Al Furjan comprises two gated enclaves of four- and five-bedroom villas. Masakin Al Furjan is a gated complex of seven low-rise buildings with two- and three-bedroom apartments, and Al Furjan West is a newer extension with its own pavilion.
Community amenities include the Al Furjan Club, with pools, a gym, sports courts and fitness studios, alongside two pavilions — the original Al Furjan Pavilion and the Al Furjan West Pavilion, announced by Nakheel in 2023. Nakheel also lists outdoor gyms, a cycling track, parks, mosques and children’s play areas. Ibn Battuta is the nearest large mall. Nightlife is limited, with residents heading to Dubai Marina or JBR.
Four checks are worth running before you commit. Confirm tenure at plot level. Al Furjan is widely sold freehold, but TRPE’s guide notes that this varies by plot and should be verified on the title deed rather than assumed — our guide to the freehold areas in Dubai explains the framework. Walk the route to the station from the specific building, at the time of day a tenant would walk it. Get the service charge for the specific unit: no community-wide figure could be sourced for this guide and none has been estimated, and on an apartment at this price level the service charge is a major determinant of net yield — our guide to service charges in Dubai explains how to obtain and read it. Price the whole transaction, not the headline: transfer registration, title deed issuance, trustee fees, Oqood on off-plan and agency commission are itemised with their sources in our guide to DLD fees in Dubai.
Al Furjan sits within the Jebel Ali corridor, and buyers looking more widely across that part of the city should read our guide to Jebel Ali property for sale. This guide is general information about a Dubai community and the public data available on it as at 28 October 2026. It is not investment, tax or legal advice, and property values and rents can fall as well as rise.
