A G+60 Grade-A office tower beside Business Bay Metro, from Ellington Properties. Here is what the brochure and payment plan confirm, what they leave open, and what to ask before you reserve.
DUBAI, 22 October 2026: Ellington Properties has released the brochure and payment plan for Berkeley Tower, a G+60 Grade-A office tower on Sheikh Zayed Road in Business Bay. It has 109 offices, from 1,132 sq ft single offices to full floors and a 21,873 sq ft duplex. The payment plan is 70/30, with 20% at booking. Completion is expected in 2031, though Ellington has not confirmed a date. Prices will be released at launch.
The tower stands beside Business Bay Metro Station on the Red Line, a few minutes from Downtown Dubai and DIFC. It follows Eaton Square in MBR City, Ellington’s first Grade-A office building. This article covers the launch and what it means for buyers. For every office type by floor, amenities and location, see our Berkeley Tower Ellington project brief.
What Ellington released
In October 2026 Ellington issued two documents: a 29-page brochure and a one-page payment plan. Together they set out the headline figures below. They are developer figures, and the brochure itself says only the final Sales and Purchase Agreement (SPA) has legal effect.

Single offices of 1,132 to 1,389 sq ft sit on levels 1 to 31, with up to eight per floor. Levels 36 to 52 hold larger suites and full floors of 12,182 to 12,507 sq ft. Levels 54 and 55 form one duplex. The Berkeley Tower floor plans and office sizes in our brief list every configuration, and the Berkeley Tower listing has the full render gallery.

The design
Ellington describes the tower as inspired by fabric. The facade looks gathered and pleated, as if drawn into shape, rather than a flat glass box. Landscaped sky terraces are set into the facade at intervals up the building, bringing outdoor space and light onto working floors. Upper terraces look towards the sea and Palm Jumeirah.
Arrival is through a landscaped drop-off into a 4,015 sq ft double-height lobby. The wellness and social amenities include pilates, fitness and spinning studios, a games room, a rest and recharge room, music-listening rooms and a co-working hub with focus pods. Lifts are 12 double-deck passenger cars plus a service lift.

What the 70/30 plan means for cash flow
The plan front-loads payments. You pay 20% at booking, then 5% at 90, 180, 240 and 360 days after reservation. That is 40% of the price within the first year, before construction milestones begin. Six further payments of 5% fall due as construction reaches 20%, 30%, 40%, 50%, 60% and 70%. The last 30% is due on completion. The 4% DLD fee and 5% VAT are extra.
| Stage | Berkeley Tower (70/30) | Rockefeller Tower (50/50) |
|---|---|---|
| At booking / signing | 20% | 10% + 10% after a month, or 20% |
| Rest of year one | 20% (4 × 5%) | None |
| Paid by end of year one | 40% | 20% |
| Later, during construction | 30% (construction milestones) | 30% (months 15 to 45) |
| On completion / handover | 30% | 50% |
Compared with LMD’s Christian A. Rockefeller Business Tower, also on Sheikh Zayed Road, Berkeley asks for twice as much in year one, but leaves a smaller balance at the end. That suits a buyer with cash now who wants a lighter final payment or a smaller mortgage at completion. The 50/50 plan suits a buyer who prefers to hold cash until handover. Our Rockefeller Tower vs Berkeley Tower comparison sets the two towers side by side. To see the plan in dirhams for any price you are quoted, use the Berkeley Tower payment plan calculator.

Five questions to ask before reserving
The brochure covers design and sizes, not commercial terms. Ask for each of these answers in writing.
- What is the price per sq ft on each floor?Prices usually rise with height and view. Ask for the full price list, not just the unit you are offered, so you can see how your floor compares.
- What is the estimated service charge? The brochure gives no figure. Ask for the estimate per sq ft a year, and remember that the final charge is approved by RERA after completion.
- What are the completion date and grace period?2031 is an expectation, not a confirmed date. Read the SPA for the contractual completion date, the grace period and what happens if completion is late.
- Which escrow account do I pay into?Pay only into the project escrow account. Check that the account named in your SPA matches the project on the Dubai Land Department register, and never pay into a personal or broker account.
- What is the exact area of my unit?Sizes vary by floor and configuration. Confirm the area in the SPA, and what happens to the price if the final measured area differs.

What happens next
The next step is the price list, which Ellington will release at launch. Until then no unit can be priced, and any figure you see quoted is not from the developer. Early buyers usually get the widest choice of floors and views, so it pays to have your preferred office sizes ready when prices appear.
TruHauz can register your interest now, send the price list for the office types you want as soon as it is issued, and take you through the SPA. For the developer’s wider track record, read our Ellington Properties developer guide. To see how Berkeley fits with Eaton Square, read our overview of Ellington offices in Business Bay and MBR City.
