Why City Walk Still Sets the Benchmark

City Walk is Dubai’s most genuinely walkable neighbourhood — a Meraas-developed urban quarter in Al Wasl that blends open-air European-style retail with mid-rise luxury apartments and a rare (for Dubai) street-level pedestrian culture. Completed in phases from 2013, the community covers 10 million sq ft and has matured into the city’s most in-demand short-stay holiday rental destination as well as a long-lease favourite for professionals at DIFC, Downtown and Jumeirah Beach.

Unlike the gated compounds of the suburbs, City Walk is designed around street frontage. Residents walk to Roberto’s, Zuma, The Green Planet rainforest, Vida Hotel and 35+ retail brands without ever needing a car. The architecture is deliberately low-rise (6–8 storeys), creating a low-density, intimate atmosphere rare in central Dubai. Phase 1 and Phase 2 apartments are fully handed over; Building 12, the Central Park and the newer branded offerings continue to release.

For investors, City Walk is one of the strongest short-stay plays in Dubai. Daily rates on 1 and 2-bedroom apartments routinely exceed AED 900 in peak season, generating 8–10% gross yields when managed well. Long-term leases perform at 6–8%. Resale values have outpaced the broader market, with 20%+ appreciation recorded across 2023–2025.
