Every mortgage application in the UAE begins with a file you did not write. Al Etihad Credit Bureau holds your payment history, your open facilities, your bounced cheques and your court judgments, and a lender reads it before it reads anything you have submitted. Here is what is on it, what the score bands mean, what it costs to see it, and how to fix it when it is wrong.

What Al Etihad Credit Bureau Is, and Why It Decides Things

Al Etihad Credit Bureau — almost always shortened to AECB — is the UAE’s national credit bureau. Standard Chartered’s UAE guidance describes it as a federal government organisation that collects credit data from banks, financial institutions and telecommunications companies. It was set up in 2010 under the Credit Information Law, Federal Law No. 6 of 2010, since amended by Federal Decree-Law No. 8 of 2020, and Kredium’s guide records that it began sharing credit reports in 2014.

The important structural point is that AECB is not a lender and does not decide your application. It is a single, legally mandated repository. Banks, finance companies and telecom providers report into it; lenders read out of it. That centralisation is why there is no such thing in the UAE as starting fresh with a different bank — every licensed lender sees substantially the same file.

From that file AECB produces a credit score running from 300 to 900. Standard Chartered explains the direction of travel plainly: the score predicts how likely you are to make your loan and credit card payments on time, with lower scores indicating higher risk and higher scores lower risk. It is a single number standing in for a long record, which is both its usefulness and its limitation — a lender assessing a large mortgage will read the underlying entries, not just the headline.

For anyone buying property in Dubai this is not a peripheral concern. Understating a car loan on an application form achieves nothing, because the file shows it.

What Each AECB Score Band Signals to a Lender

The score is a probability estimate compressed into a number. These are the published bands, and what sitting in each one tends to mean when you apply for finance on a property.

Poor 300–619 The highest assessed risk of missed payments. Expect a mortgage application to be questioned or declined, and expect to be asked to explain specific entries rather than the score. Repair first

The score is not an abstraction. In a Dubai property transaction it turns up at three specific points, and at each one it changes the terms available to you.

Whether You Get Pre-Approved

Every lender pulls the AECB report at pre-approval. It confirms your payment record and reveals every open facility, which then feeds the debt burden ratio capping total monthly debt at 50% of income. The file therefore sets both whether you are approved and for how much.

Whether You Can Finance Rent

Credit assessment is not only for buyers. Providers of rental payment financing and instalment rent schemes underwrite tenants, and the AECB file is what they read. A thin or damaged record narrows the options for spreading rent across the year.

What a Bounced Cheque Costs You Later

Kredium’s guide lists bounced cheques and court judgments over unpaid debts among the data AECB holds. A rent cheque that fails is therefore not a closed matter once it is settled — it sits on a file that a future mortgage lender will read.

The timescale is the thing most people get wrong. AECB holds 24 months of payment history, according to Kredium’s guide of 24 July 2025, and StashAway MENA’s guide of 21 July 2026 states that recovery from a delinquency can take up to 24 months under the scoring model current at the time of writing — expected to shorten to roughly six months under a forthcoming model the guide calls Credit Score 3.0. We have not put a date on that change, because the source describes it as expected rather than in force. What follows practically is that credit repair in the UAE is measured in months and years, not weeks. What is a good AECB credit score in the UAE?+
Two sources we checked publish identical bands: 300 to 619 is rated poor, 620 to 679 fair, 680 to 730 good, and 731 to 900 excellent. Those bands appear in StashAway MENA’s guide of 21 July 2026 and in Kredium’s guide last updated 24 July 2025. The score runs from 300 to 900, and a higher number signals a lower risk of missed payments. What no source we retrieved would state is a minimum score that UAE mortgage lenders require, because banks set their own thresholds and read the underlying report rather than the headline number alone. Anything in the good or excellent bands puts you in a normal lending conversation; below that, expect questions.
How much does an AECB credit report cost?+
A full individual credit report costs AED 84 including VAT, a figure given by both StashAway MENA on 21 July 2026 and Kredium as at 24 July 2025. A report with the score attached is AED 105 including VAT, and the score on its own is AED 10.50 including VAT according to StashAway’s July 2026 guide. We were unable to reach Al Etihad Credit Bureau’s own website during research for this guide, so these figures come from two independent sources that agree rather than from the bureau directly. AECB sets its own pricing and can change it, so confirm the current fee on the AECB app or website before you pay.
How do I get my AECB credit report?+
Individuals can buy a report through the Al Etihad Credit Bureau website or its mobile app, which is published on both Google Play and the Apple App Store, or in person at an AECB customer happiness centre. Identity is verified by scanning your Emirates ID, and payment is taken online. Companies apply differently: Standard Chartered’s UAE guidance states that a company representative attends an AECB customer happiness centre with the original Emirates ID, a valid trade licence and the Articles of Association. Pull your own report before any lender does, so that anything wrong on it can be corrected before an underwriter reads it.
What information does Al Etihad Credit Bureau hold about me?+
Kredium’s guide, last updated 24 July 2025, lists identification details, current and past loans, credit card usage, payment history covering 24 months, bounced cheques, and court judgments relating to unpaid debts. The data does not come from you — it is supplied by information providers, which Kredium describes as banks and finance companies, telecommunications providers, and government or semi-government entities. Standard Chartered’s UAE credit bureau page similarly describes AECB as a federal government organisation collecting credit data from banks, financial institutions and telecom companies. That is why an unpaid mobile bill can sit alongside a car loan on the same file.
How do I correct an error on my AECB credit report?+
StashAway MENA’s July 2026 guide sets out the route: raise the item through AECB’s data correction tool or by email to disputes@aecb.gov.ae. The data provider that supplied the disputed entry must then respond within 10 working days, and no fee applies to raising a dispute. The entries most worth checking are a facility you have settled that is still showing as open, a loan that is not yours, and an address or identity detail that does not match your Emirates ID. Because a correction takes working days rather than minutes, this is a task to complete before you approach a lender, not during an application.
How long does a missed payment affect my AECB score?+
StashAway MENA’s guide of 21 July 2026 states that recovery from a delinquency can take up to 24 months under the scoring model in use at the time of writing, and that this is expected to shorten to roughly six months under a forthcoming model the guide refers to as Credit Score 3.0. We have not given a date for that change because the source describes it as expected rather than implemented.
