Ellington&rsquo;s homes sell on interiors, finishes and amenities. It is a <strong>ground plus 60 floor<\/strong> Grade-A office tower on Sheikh Zayed Road in Business Bay, beside Business Bay Metro Station on the Red Line. Its facade is designed to look gathered and pleated, like fabric, with landscaped terraces set into it up the height of the building.<\/p>\n      <p><strong>Key facts from Ellington:<\/strong> 109 offices in six configurations and 579,681 sq ft of sellable space. Levels 1 to 31 hold single offices from 1,132 sq ft and larger suites. Levels 36 to 52 add bigger suites and full floors of about 12,200 to 12,500 sq ft. Levels 54 and 55 form one 21,873 sq ft duplex. Ceilings are 3.8 to 4.1 m, there are 12 double-deck passenger lifts and parking runs over six basements with automated bays.<\/p>\n      <p><strong>Payment and timing:<\/strong> a 70\/30 plan with 20% at booking, 20% more in the first year and the rest tied to construction, then 30% on completion. Completion is expected in 2031 but Ellington has not confirmed a date. Ellington sells Berkeley Tower the way it sells its homes: on how the building feels to use every day. In practice that shows up in four places.<\/p>\n      <p><strong>Arrival.<\/strong> A landscaped drop-off leads into a 4,015 sq ft double-height lobby in polished porcelain and warm timber, with a sculptural reception desk. Security and back-of-house are kept out of sight. For a company receiving clients, this is part of the product.<\/p>\n      <p><strong>Space and light.<\/strong> Ceilings of 3.8 to 4.1 m are high for offices and make a fit-out easier, with room for services above a ceiling and still a tall, open feel. The terraces bring light and outdoor space into a tower that would otherwise be all glass.<\/p>\n      <p><strong>Wellness and social spaces.<\/strong> Berkeley has a full set of wellness and social amenities, including pilates, fitness and spinning studios, a rest and recharge room, a games room and music-listening rooms. A co-working hub with focus pods, lounges and a social kitchenette sits alongside. These features help a tenant recruit and keep staff, which in turn helps an owner lease the space.<\/p>\n      <p><strong>Fit-out.<\/strong> The brochure describes the offices as flexible spaces that businesses shape around their own teams. It does not say whether units are handed over as shell and core or fitted. Ask for the handover specification in writing, because fit-out cost is a large part of the budget for an owner-occupier.<\/p>\n      <div class=\"cm-hbox\"><strong>The trade-off:<\/strong> more amenities usually mean higher service charges.
