The same amount of money behaves very differently in those two shapes.<\/p>\n      <div class=\"ph-hbox\"><strong>Illustration &mdash; arithmetic only, not a quote or a market figure.<\/strong> Take a purchase price of AED 1,500,000 with 40% &mdash; AED 600,000 &mdash; deferred past handover over a 24-month tail. Dividing the balance by the term gives AED 25,000 per month for two years. Stretch the same AED 600,000 over a 60-month tail and it becomes AED 10,000 per month. The inputs here are a AED 1,500,000 price, a 40% deferred share and tails of 24 and 60 months; the figures are simple division, chosen to show how sensitive the monthly commitment is to the length of the tail. They are not a developer quote, a market average or a projection of any real project.<\/div>\n      <p>Two things follow. First, the length of the tail matters at least as much as its size &mdash; a 40% balance over five years is a fundamentally different commitment from the same 40% over two. Second, any plan that only works if the unit is let immediately and continuously at the rent you hope for is a plan with no margin for error. Handover dates move, first tenancies take time to secure, and a vacant month during the tail still requires the instalment to be paid.<\/p>\n      <p>Set against that, the structure has genuine advantages for the right buyer. It reduces the completion-day cash requirement, which is where many off-plan purchases fail. It allows rental income to contribute to the balance rather than sitting idle. And for a buyer who cannot yet satisfy a lender&#8217;s criteria &mdash; a self-employed applicant with a short trading history, for example &mdash; it can bridge a genuine timing gap.
