Those are two different stories, and most coverage runs them together.

Savills published its Dubai Residential Market Report for Q3 2026 on 12 October 2026. It recorded approximately 34,500 residential transactions worth AED 70.8 billion, a fall of 4 per cent quarter on quarter. Alongside the slowdown in sales, it reported that rental activity rebounded by 16 per cent quarter on quarter and that ready-property transactions strengthened.

On pricing, Savills drew a careful distinction that is worth repeating in full, because it is the single most useful sentence written about the Dubai market this quarter: headline apartment and villa prices softened, while like-for-like pricing remained relatively stable, indicating limited repricing across comparable properties. In plain terms, the average came down partly because the mix of what sold changed, not because every owner took a markdown. The prime residential segment, Savills noted, continued to show resilience despite lower transaction volumes.

Springfield Properties, in a Q3 2026 review issued as a press release through Zawya, measured the quarter on a wider basis. Including commercial deals, it put total Dubai real estate activity at AED 90.62 billion across 36,738 transactions. Its residential figure was AED 72.58 billion across 33,949 transactions. The two houses therefore disagree on the residential count by roughly 550 deals and on residential value by about AED 1.8 billion — a point we return to below, because understanding the gap is more useful than picking a winner.

How to read this report. Every number here is attributed to the specific report that published it, with the date it was published. But the growth in the quarter came from the other side of the market. A secondary segment rising more than 24 per cent in value and more than 22 per cent in volume, inside a residential market that fell 4 per cent overall, is a meaningful rotation rather than noise. Savills recorded the same direction independently, noting that ready-property transactions strengthened.

There is a plausible reading. With a very large completion pipeline ahead and launch activity slowing, buyers who want certainty on delivery are increasingly willing to pay for a finished home instead of a payment plan. The differences are not errors so much as different questions being answered.

Scope. The largest single gap — AED 70.8 billion against AED 90.62 billion — is simply residential-only against residential plus commercial. Springfield put commercial at AED 18.04 billion across 2,789 transactions, which accounts for most of it.

Definitions. Providers differ on whether to include plot sales, bulk transfers, gifted properties and particular classes of off-plan registration. None of those choices is wrong; they are simply not the same choice.

Timing. Dubai Land Department records are revised as late registrations are filed. A report compiled on 12 October and one compiled a fortnight later are drawing from different versions of the same underlying data.

And the arithmetic. Worth noting plainly: in the Springfield figures, off-plan value of AED 41.58 billion plus secondary value of AED 30.83 billion sums to AED 72.41 billion against a stated residential total of AED 72.58 billion, and the corresponding transaction counts of 23,457 and 10,442 sum to 33,899 against a stated 33,949. Minor discrepancies of this kind are common in quarterly press releases and do not undermine the broader picture, but they are a good argument for treating any single headline figure as one provider’s estimate on one date rather than the market’s official result.

    Supply

The Number That Matters Most for 2027

Savills reported that more than 525,000 residential units are scheduled for delivery between 2027 and 2030. Scheduled is not delivered. Dubai’s handover schedules have historically slipped, and a pipeline that arrives over six years behaves very differently from the same pipeline arriving over three. Our analysis of the Dubai handover wave covers how completion timing has actually behaved.

For buyers, the practical implications are undramatic but real. Ready stock should carry more negotiating room than it did at the top of the cycle, which is part of what the secondary market’s 24 per cent quarterly value growth is telling us. Savills, in its Dubai Residential Market Report for Q3 2026 published on 12 October 2026, recorded approximately 34,500 residential transactions worth AED 70.8 billion, down 4 per cent quarter on quarter. Springfield Properties, in a Q3 review issued as a press release through Zawya, recorded 33,949 residential transactions worth AED 72.58 billion, and a wider all-sector total of 36,738 transactions worth AED 90.62 billion once commercial deals are included. The two residential counts are roughly 550 apart and the two values differ by about AED 1.8 billion. Neither is wrong; they are drawing different boundaries around what counts as a residential sale. Treat any single headline number as one provider’s definition rather than the market’s official score.

Did Dubai property prices fall in 2026?+

On the measure most widely quoted, yes, slightly, and for the first time in years. Cavendish Maxwell reported in figures published on 7 September 2026 that the average Dubai residential sales price was AED 1,636 per square foot in August 2026, down 1.7 per cent against August 2025 and down 1.3 per cent over the preceding three months. The firm described that as the first year-on-year decline since February 2021. Savills reached a compatible conclusion for the third quarter by a different route: headline apartment and villa prices softened, while like-for-like pricing remained relatively stable, which indicates limited repricing across comparable properties rather than a broad markdown. A softer headline average driven partly by a changing mix of what is selling is a different thing from every owner losing value, and the distinction matters when you are valuing one specific unit.

Was off-plan still the biggest part of the Dubai market in Q3 2026?+

Yes, but the secondary market was the segment that grew. Springfield Properties recorded off-plan sales of AED 41.58 billion across 23,457 transactions in Q3 2026, the largest residential segment by both measures. The secondary market recorded AED 30.83 billion across 10,442 transactions, with value up 24.22 per cent and volumes up 22.52 per cent on the second quarter. Savills separately noted that ready-property transactions strengthened over the quarter. For comparison, Cavendish Maxwell put off-plan at around 75 per cent of August 2026 sales. The direction of travel is a market still dominated by off-plan in absolute terms, with ready and resale stock taking a visibly larger share of a smaller total.

Which areas were most active in Dubai in Q3 2026?+

Springfield Properties ranked Dubai South first with 5,165 residential transactions at an average of AED 1,690 per square foot, followed by Jumeirah Village Circle with 2,312 transactions, up from 1,992 in the second quarter, and Downtown Jebel Ali third with 1,890 transactions. Business Bay, Dubai Creek Harbour and Dubai Marina were also named among the most active locations, though the review did not publish transaction counts for them. The pattern is consistent with the price-band data in the same review: the busiest districts are the ones supplying new stock below AED 3 million, not the prime addresses.

Why do Q3 2026 Dubai market reports give different totals?+

Three reasons, and none of them involves anyone being dishonest. First, scope: some totals cover residential only, others add commercial, land and whole-building deals, which is most of the gap between AED 70.8 billion and AED 90.62 billion. Second, definitions: providers differ on whether to include plot sales, bulk transfers, gifts and certain off-plan registrations. Third, timing: Dubai Land Department records are revised as late registrations land, so a report compiled on 12 October and one compiled a week later can legitimately disagree. There is also plain arithmetic to watch. In the Springfield figures, off-plan and secondary values sum to AED 72.41 billion against a stated residential total of AED 72.58 billion, and the two transaction counts sum to 33,899 against a stated 33,949. Small discrepancies like these are normal in quarterly releases, and they are a good reason to cite a source and a date rather than present any number as the market’s official result.

What does the Q3 2026 data mean for someone buying now?+

It describes a slower, more selective market rather than a falling one, and that changes tactics more than it changes the decision. Volumes eased, the share of transactions below AED 3 million rose to 84.28 per cent from 82.45 per cent in the second quarter, and the secondary market gained ground on off-plan. Supply is the number to keep in view: Savills reported more than 525,000 residential units scheduled for delivery between 2027 and 2030, while noting that lower launch activity and delayed completions should moderate near-term supply pressure. For a buyer, that argues for more negotiating room on ready stock, more scrutiny of handover dates on off-plan, and more weight on the specific building than on the emirate-wide average. A softer headline average driven partly by a changing mix of what is selling is a different thing from every owner losing value, and the distinction matters when you are valuing one specific unit."
   }
  },
  {
   "@type": "Question",
   "name": "Was off-plan still the biggest part of the Dubai market in Q3 2026?",
   "acceptedAnswer": {
    "@type": "Answer",
    "text": "Yes, but the secondary market was the segment that grew. The direction of travel is a market still dominated by off-plan in absolute terms, with ready and resale stock taking a visibly larger share of a smaller total."
   }
  },
  {
   "@type": "Question",
   "name": "Which areas were most active in Dubai in Q3 2026?",
   "acceptedAnswer": {
    "@type": "Answer",
    "text": "Springfield Properties ranked Dubai South first with 5,165 residential transactions at an average of AED 1,690 per square foot, followed by Jumeirah Village Circle with 2,312 transactions, up from 1,992 in the second quarter, and Downtown Jebel Ali third with 1,890 transactions. Business Bay, Dubai Creek Harbour and Dubai Marina were also named among the most active locations, though the review did not publish transaction counts for them. The pattern is consistent with the price-band data in the same review: the busiest districts are the ones supplying new stock below AED 3 million, not the prime addresses."
   }
  },
  {
   "@type": "Question",
   "name": "Why do Q3 2026 Dubai market reports give different totals?",
   "acceptedAnswer": {
    "@type": "Answer",
    "text": "Three reasons, and none of them involves anyone being dishonest. Small discrepancies like these are normal in quarterly releases, and they are a good reason to cite a source and a date rather than present any number as the market’s official result."
   }
  },
  {
   "@type": "Question",
   "name": "What does the Q3 2026 data mean for someone buying now?",
   "acceptedAnswer": {
    "@type": "Answer",
    "text": "It describes a slower, more selective market rather than a falling one, and that changes tactics more than it changes the decision.
