This guide covers the closing half, which is where more money is usually at stake.<\/p>\n<p>The single most important thing to understand is that <strong>a registration does not lapse on its own<\/strong>. The contract expires; the entry on the register does not. Only one live tenancy registration is meant to exist against a property at any time, so a registration left open is the ordinary reason a landlord finds they cannot register the next tenant, and the ordinary reason a departing tenant gets a phone call about a property they left months ago.<\/p>\n<p>The Dubai Land Department offers three routes: the Dubai REST app, the department&#8217;s own Ejari system on its website, and the Real Estate Services Trustee Centres. <strong>Online is free.<\/strong> A trustee centre charges a service partner fee of AED 40 plus VAT and is given a processing time of 25 minutes. The department also notes that the trustee route is not available where the property is managed by a real estate company, and that companies using the system directly must be licensed for property management activity.<\/p>\n<p>Either way there is a precondition: the contract must have expired, or the property must have been vacated. Cancellation is the record catching up with reality, not a way of ending a live tenancy early.
