O1NE District is an AED 6 billion master-planned, mixed-use commercial district in Motor City, Dubai, centred on Grade A office space and complemented by retail, dining, wellness and co-working in a pedestrian-first environment. It is marketed by the brokerage TruHauz.
Who is developing O1NE District?+
A joint venture between Avenew Development and KORA Properties. KORA is part of APPCORP Holding — the parent of Apparel Group, operators of 2,500+ stores — and the developers behind the St. Regis and Waldorf Astoria residences.
What is DAWN?+
DAWN is the district's first office tower and its launch project: 21 storeys, fully commercial, offering Grade A offices from compact units to full and combined floorplates.
What will the wider district include?+
Six Grade A office buildings and a hospital inside the cluster, alongside integrated retail, dining, wellness and co-working. What is the starting price in O1NE District?+

How does the payment plan work?+
On a 10/40/50 schedule: 10% on booking, 40% during construction across milestones, and 50% on handover. The plan is interest-free.
Is a bank or mortgage involved, and are payments protected?+
No bank is involved and no interest is charged. All payments are held in a DLD-registered escrow account for full legal protection. TruHauz also charges 0% buyer commission on O1NE District.

Full title, open to every nationality — with a 10-year residency route built in.
Can foreign nationals buy in O1NE District?+
Yes. O1NE District is freehold and open to buyers of all nationalities, with full ownership rights and the purchase registered with the Dubai Land Department (DLD).
Does buying in O1NE District qualify for the UAE Golden Visa?+
